Well, here I am! After seven weeks of devouring this site every single day for six to eighteen hours per day, I am finally starting my journal.

I never saw any of Dean's infomercials, but I did see the last five minutes of The Hansen Report when he was on as a guest. So I ordered the book. I was just ready. Of course, I had been "ready" many times before. Like so many of us, I have purchased thousands of dollars worth of "Get Rich Quick" deals and none of them ever worked. I have participated in dozens of the MLM deals and (sigh) am still dead broke.

But this was just a small investment, and I took the chance! What the heck! I could always learn a little more. I am admittedly, a self development addict! I know enough about MANY things to hold interesting conversations with just about anyone, but I am an expert on nothing.

But that is going to change! I am going to become an expert at REI! I had just gotten my RE license here in CA a few years ago when all heck broke loose and the market collapsed. I worked my tail off for six months or so without making a penny and when I was going to have to invest in more classes or let my license go, I had no more money to invest and let it go. My husband had recently died and I had to go back to work for money. Ugly thought...

When I got Dean's books, I knew enough about RE to see that this one could REALLY work. He gives us ALL the steps!

My three daughters are all grown and gone from home, so I have no distractions there. I do have a full time job, but whatever...

I devoured Dean's books and immediately got on this site, where I have been planted for weeks! I saw that Anita was in Southern CA and tried to contact her, but no luck. Then paydirt! On one of her websites I saw that she was having a probate workshop and signed up! I was SO excited! I made up an excuse to be off from work that night and my daughter got out of her plans so that she could go with me. The night before the workshop, I went back on Anita's site to copy the info and realized it was dated 2009! A year ago! Thank goodness, I didn't make the three hour round trip. But what a bummer!!!

But now a lucky break! I am having to have my knee replaced (well, that part's not so lucky) but I am on temporary disability leave with my job for at least three months! I actually am not planning on going back until after New Year's, but they don't know that yet. Should give me some good time to get things started with REI!

Like Carol said when she started, failure is not an option! It is what I must do! I am closing in on retirement and I have no retirement plan. My job is very physical and I cannot keep doing that! (explains the bum knee) and I cannot have my children having to help me pay my bills! I have been totally independent since the age of 16 and am not planning on that changing.

Today is my birthday! Both in real life and symbolically with my RE journal and my new life as a Real Estate Investor!

I am thrilled to be one of the new Graziosi Investor babies! (I did NOT say babes!) So here's to us and many years together sharing our highs and lows!

No, actually my knee is doing very well.

Once I go back to work I am sure it will take some time to get used to being on my feet all the time, but we do what we must do...

You have to be on your feet because it is much easier to show the people the cars. Eye-wink

Sunday January 9

Spent the weekend at my daughter's house babysitting my three four legged grands. Daughter #1 and he new hubby went to the mountains to celebrate his birthday, so I very kindly offered to stay with the "babies".

I took my laptop-couldn't be w/o it for that long of a period, but had quite a time the first day finding the right wireless connection to connect to. There is an apt bldg right next to their house so there was a string of connections. I had the password, but they couldn't remember the code name or whatever you call it. What a hasslel!!

Finally connected and got a lot of reading done.

I am going to have to continue my search for a REA. I thought the one I met w/last week was going to maybe be a match, but she has not responded to my email. NEXT!

Planning to get a good start tomorrow.

Just an observation . Was curious why the sales people are always wandering even when they are not showing cars ? Thought maybe they could cut you some slack .


Wednesday January 12

I tried to sign up last night for Dean's Foreclosure Alert and for some reason it wouldn't go through. And of course, their office was already closed at three o'clock in the morning...

Called first thing this morning. (First thing in MY morning is 11am Eye-wink ) Got everything taken care of and my 14 day trial on Foreclosure Alert will be set up by tomorrow.

Next I called to register for Dean's Private Pre-Auction RE Event that I received an invitation for in the mail yesterday. It will be taking place on Thurs Jan 27. I am going to the 12 noon event. It should be a great learning experience. I certainly do not have the budget right now to make any purchases.

My day has just started. Have a lot of calls to make.

Foreclosure Alert

** DO make sure you use the 14 day trial.** Even they tell you to make sure you use the trail time. I didn't, oops, got a lot of blank spaces or a white screen saying no information available for that area when I finally did.
It should work in your area due to the density and that builders made multiple homes of similar designs there. You don't want to end up paying ~$40.00/ month if you can't use it someway. I've kept it in hopes of using it elsewhere in other parts of the country.

I heard from a number of DG people. Again, that is always enlightening for me.

I listened to another webinar (2 hours) regarding Lease Options and Sub2.

I can't wait to get my Foreclosure Alert tomorrow. I cannot let those young guys beat me too badly! Eye-wink

Very true on the learning.
Wished I could have been at his seminar at Amarillo as he'd not waste his time coming up to the frozen tundra. Darn my bad timing. Down in Amarillo for part of the summer and here in the winter. Should be the other way around !

No the grands are wonderful! They definitely fit the term "lap dog" though. You sit down and they fight to sit on my lap! After 2 1/2 days of that I was ready to come home to my empty nest!

The webinar was good. I learn something in everything I do or I don't bother.

Wow! What a great day today was!

I got my code to get on 4Closure Alert!!!! And I thought I was addicted to DG.com!

This is so much fun! I actually found eight houses in great neighborhoods for my L/Os. And, best of all, THEY ARE NOT UPSIDE DOWN! Which in CA that is incredible!

They are all in preforeclosure and five are less than $10K in arrears and the other three are less than $17K in arrears.

All were purchased before 2003.

I am exhausted! But it was so much fun!

Now I am going to write my 4"x6" sticky notes (yellow with red ink-thanks Jason B) to put on the doors and make my rounds tomorrow.

Interesting note. In my search I came across my new son-in-love's sister's and her hubbie's house which is in pre foreclosure! Whoops! It is a very cute house in a great neighborhood but my daughter does not want me to involve myself with any of his family in my RE. Even tho she knows it could benefit them, she feels it could get sticky.

Just made an appt at the Apple Store to have a Geek person look at my laptop. The darn thing starts spinning and spinning on me (the cursor, not the laptop) and wastes so much of my time! Drives me crazy and I don't have that far to drive to get there.

Maybe I will get to bed tonight before 3. That would be novel...

It wasn't to handy here but elsewhere I said it was working in varying degrees. So I had checked for you. Was going to GIVE you the info as I had no way to make use of it.

My Dell did something similar to that. Ended up shutting the internal mouse and pad off and using a external. The shop said it (the pad) was getting wore out and the heat sensors were being affected causing it to be running around on its own.

Laughing out loud Maybe you need to set a few clocks to east coast time and adjust to that so you get a goood start on the new day. Laughing out loud

That was my thought, too. I am finding out though that they may have quite a bit more arrears than is showing there by way of other loans against the house.

It may only be showing just under $10K because that is the creditor that has filed against them. If that is so, this tool has a defect by not showing the other liens also. I have found one NOD listing online that is more expensive, but it shows all the loans with liens against the prop (or it looks that way according to samples it gives)

I will have to admit, at first I was a little bummed out and frustrated, but as you have seen, I have climbed back on my RE horse and remedied the glitch.

I just made my own twist on the yellow letter idea Jason B posted and combined with the post it idea Michael Mangham uses and another girl on here (sorry, I don't remember your name) uses.

I found these great 4"x6" post its that even have lines and say they are extra sticky!

Karen when a foreclosure is started it usually only has the party that is taking the action against them. Some times I have had 2nd and 3rd lien holders biding against me to get the price up so they could get some of their money back.

I'm a new student that attended one of Dean's training seminars in Dec 2010.
I live in Ottawa, Canada. My background is simalar to yours and love reading your journal. Yesterday I received a phone call from Dean's staff to see how I'm doing after the training. I was very impressed, because I realized that Dean has a way to not forget anyone. Not to grab your money and forget about you. James is the person that called me and asked me to read everything on Dean's web site. I saw everyones journals, including yours. I also was in the process of getting rid of furniture in Dec to make room for an office. By next few weeks I will have my extra phone line, fax and ads set up for action. My background for the past 15 years was a sales representative for new home sales. I was making good money until I got caught up in the global financial financial crisis, where many developers stopped creating new projects. I wasn't prepared for this crisis. Now I work at a shopping center for living expenses until my business takes off. I know this is our year, someone in the Universe sent me an invitation to Dean's training, I know it was probably you! OMG that is a great spin on the yellow letter, I actually heard about it on a blog that I follow but I love your take. I haven't tired it...I took a big break in 2010 d/t alot of things going on in my family..since the 1st of this year I've regained my focused and decided to start out studying and gaining knowledge before I just jumped out. So this is a great tool to add to my notebook.
