Well, here I am! After seven weeks of devouring this site every single day for six to eighteen hours per day, I am finally starting my journal.

I never saw any of Dean's infomercials, but I did see the last five minutes of The Hansen Report when he was on as a guest. So I ordered the book. I was just ready. Of course, I had been "ready" many times before. Like so many of us, I have purchased thousands of dollars worth of "Get Rich Quick" deals and none of them ever worked. I have participated in dozens of the MLM deals and (sigh) am still dead broke.

But this was just a small investment, and I took the chance! What the heck! I could always learn a little more. I am admittedly, a self development addict! I know enough about MANY things to hold interesting conversations with just about anyone, but I am an expert on nothing.

But that is going to change! I am going to become an expert at REI! I had just gotten my RE license here in CA a few years ago when all heck broke loose and the market collapsed. I worked my tail off for six months or so without making a penny and when I was going to have to invest in more classes or let my license go, I had no more money to invest and let it go. My husband had recently died and I had to go back to work for money. Ugly thought...

When I got Dean's books, I knew enough about RE to see that this one could REALLY work. He gives us ALL the steps!

My three daughters are all grown and gone from home, so I have no distractions there. I do have a full time job, but whatever...

I devoured Dean's books and immediately got on this site, where I have been planted for weeks! I saw that Anita was in Southern CA and tried to contact her, but no luck. Then paydirt! On one of her websites I saw that she was having a probate workshop and signed up! I was SO excited! I made up an excuse to be off from work that night and my daughter got out of her plans so that she could go with me. The night before the workshop, I went back on Anita's site to copy the info and realized it was dated 2009! A year ago! Thank goodness, I didn't make the three hour round trip. But what a bummer!!!

But now a lucky break! I am having to have my knee replaced (well, that part's not so lucky) but I am on temporary disability leave with my job for at least three months! I actually am not planning on going back until after New Year's, but they don't know that yet. Should give me some good time to get things started with REI!

Like Carol said when she started, failure is not an option! It is what I must do! I am closing in on retirement and I have no retirement plan. My job is very physical and I cannot keep doing that! (explains the bum knee) and I cannot have my children having to help me pay my bills! I have been totally independent since the age of 16 and am not planning on that changing.

Today is my birthday! Both in real life and symbolically with my RE journal and my new life as a Real Estate Investor!

I am thrilled to be one of the new Graziosi Investor babies! (I did NOT say babes!) So here's to us and many years together sharing our highs and lows!

Was on a two hour webinar tonite about estimating rehab costs in 15 minutes. I am very weak in this area so this was an awesome class!

The second half will be tomorrow night and I am setting my alarm on my Blueberry so that I don't miss it.

Craig's List- It's a love/hate relationship!

CL has been good to me as far as getting good results on my T/B ads. But they are driving me crazy on trying to get a seller ad to post!!!

Tonite I put under the "housing wanted" section the following ad:

3BR+/2BA+ SEEKING LONG TERM LEASE (header)

I am looking for a single family home with a LONG TERM LEASE and with an OPTION TO BUY. 3BR+/2BA+

It NEVER posted!

Why is that not acceptable? How is this any different than "I am looking for a 1BR apt, really cheap that will take my dog" or something?

I don't get it!

Plus, do they not tell you if they don't post your ad? I actually got a response from them saying it had been posted but it is not to be found! This is probably the third time I have tried a seller ad (different wording each time) and they NEVER go up.

Any ideas anybody?

Did you try looking in a different area ? I've put ads in for a place awhile back and found it in the car/auto section . AND another which was state area specific in a different state .

Well I pushed Mary tonight too, to get her new to her, desk and computer, printer etc set up. The matter of my spending a few hours helping turned to be for not , sorta . Qwest phone lines broke won't be fixed for a few days . Kinda like your situation last year . Grrr . Ever get ALL your phone problems fixed ?


Congrats on your realtor progress!

Karen just caught up on your journal. Once you get the realtor that will help alot. They should have good lenders for you to check out as well. You keep going I am pulling for you. Have you had any success with seller bandit signs? I get alot of calls with buyer bandits but not yet with sellers. Just curious?

Contracts for Sandwich L/Os

A couple of months ago I had posted the question on another thread asking exactly what contracts should be used for seller and for buyer.

I had not realized it had never been answered until someone bumped it up today, saying they would also like to know the answer.

Since I have been studying and learning, I answered my own question and decided I would also like to post it on my own journal.

If anyone (that knows what they are talking about) Eye-wink has any input as to whether it should be revised in any way, I appreciate the input.

Here is is:

For the seller, use forms:

1) Contract for the Sale of Real Estate
2) Agreement to Lease with Option to Purchase (looks like it needs to be notarized)
3) Authorization for Release of Mortgage Information (so you can get info from the lender)
4) Memorandum of Option (must be notarized and this is the one you file at the courthouse)
5) Affidavit of Liens (sworn statement signed by the seller disclosing all liens on the home)
6) Seller's Disclosure (seller must disclose any problems with the home)
7) Lead Based Paint Disclosure (homes built prior to 1978 often used lead based paint. Federal Law says you MUST use this)
Cool If you can get the seller to sign the Deed and have it held in escrow by an atty or title company w/instructions for its release

For the T/B, use forms:

1) Regular Rental Agreement
2) Contract for the Sale of Real Estate
3) Agreement to Lease with Option to Purchase
4) Have them sign a Lead Based Paint Disclosure
5) Sign Seller's Disclosure (if you are not aware of any problems, just write "Not aware of any")

Ive been catching up on your journal and came up with a question or two which i wasn't sure whether to ask publicly or not.

The first is that i noticed you accumulated 11 potential tenant/buyers, which is awesome i really like your strategy of the CL ghost ads! But, I was wondering what a conversation would look like when you receive a call from a ghost ad. Curious as to what you bring up to them, and the information you collect. Im also wondering that since you have been accumulating them, I would be worried that they have already found places to rent/live in the time-lapse, i would almost feel inclined to start searching immediately once i had a few people's criteria, does that worry you at all?

Since I started getting my list w/ghost ads, I obviously had no property when T/B called.

"I actually have a contract on that property right now. But I am a RE Investor, so I get other properties very often and am anticipating have more in just the next few weeks. What exactly are you looking for? That way I can look for something that fits your criteria."

Then they start telling me what they want. I have my blank list ready with certain things I want to know and I am filling in as they talk.

LIST

1) Area
2) # of BR
3) # of BA
4) Sq Ft (Most of the time they don't know this one or care as long as it has correct # of BR and BA)
5) What is the maximum monthly payment you feel comfortable with? (I have found saying it in this way we both feel more comfortable with the question)
6) "What is the maximum down payment that you have? "Here they tend to hesitate so I explain "The reason I ask this is different houses have different criteria. Some may take more money than others to get into. If I get one that needs to have $50K vs one that takes $10K then I know whether or not to even let you know about it if you don't have the money for that particular one." Something like that. Then they understand and seem more comfortable w the question.
7) Name
#8 Phone number
9) email
10) Do you have a job and how long have you been there?

If they didn't tell me all these things I just tell them I need to know a few more things and fill list in.

Then they usually have some questions and I tell them to feel free to call me if any other questions come up and I will get back in touch w them as soon as I have something that will fit what they are looking for.

Some of them may definitely get something else. I actually was just trying it as a feeler, too. To see if people would respond and getting comfortable with it all. If these (T/B) are gone when I get a prop, I know that CL works with my ad and I will get more.

I had an appt with another Realtor this morning. It was a major bust!

When she came out to meet me, she brought an older, distinguished man that she introduced as her partner. I knew he was the broker and that this would be a "no go." And, sure enough, he vetoed L/Os. "They won't work here."

"Thank you for your time." Exit stage left.

on Linda s journal about CL . Just trying to help . CL gets swamped at times and your ad can end up dropped or misplaced in the wrong category and you have to dig for it and move it or wait for expiration and resubmit.

Thanks for the input on CL. I did some digging around on their "help" button and I think you are probably right. There were a lot of postings where they had had the same thing happen.

I will keep trying. I have had good response from there when my ads go up.

I just watched Dr Wayne Dyer's "Excuses Be Gone" on PBS. I have seen it several times before but each time it is like a new awakening! I really need to buy this program and listen to it about once a week.

If you have never seen it, you need to seek it out. He also has a book by the same name.

Dr. Wayne Dyer is awesome!

Here is a suggestion for you, I don't know about you, but I spend a lot of time in my car. So I started listening to books on tape, instead of fiction, I pick up the non-fiction ones. I have listened to two of his programs, both were excellent. There are many other, check your local library, you can listen to them for free!

Smiling Glad to be of help. You wouldn't believe where I found some of my trucking ads on CL! It is kinda funny now, but not then!! I decided to pay the e bay fees it was so bad .

As a FYI note. You may not get as many inquires there (e bay) but most that do contact you are absolutely more serious. Okay.

I like Wayne Dwyer too he is very good! A few years back someone loaned me one of his CD's to listen to in the car. What stood out to me at the time is what he said about how we speak and the results it gives us. For example (and these aren't necessarily his exact words) saying that you are involved with the 'War on Drugs' turns it into a fight making it a negative. Instead if you said 'I'm creating a better world without drugs' gives your statement and actions more positive stronger power. It comes from a place of love instead of anger. Makes sense to me! Smiling

I love books on tape too! My husband had turned me on to them. He had a HUGE collection.

One year my three girls and I took a nine week driving tour around the country. We listened to story tapes the whole trip-including all the Alphabet murder series starting with A and going until the last one published at that time.

I always forget about getting them at the library! I'll check that out! Literally and figuratively! LOL!

Everything he would say I could so tie in to what we are going through with this business. It's so easy to make excuses sometimes. My station didn't have The Power of Intentions last night, unless it was on earlier and I missed it. If I had known it was going to be on I would have recorded it.

I need to invest in more of his books, too. He is one of the best! He makes everything so relatable.

Absolutely!

In my coaching and how I try to train myself to think, I use a LOT of the Law of Attraction, which is what that is.

The Universe takes whatever you are concentrating on and makes it your reality. But it does not recognize "not" or "no". Such as, "I do not want to feel this pain anymore." It reads, "I want to feel this pain." Or "I feel this pain." and makes it true. If you obsess and worry about bills and lack of money, the Universe is reading "Bills" :"Lack of money" and gives you more of the same.

That's why you visualize how you will spend your money that you "already have" and even more importantly, imagine the FEELINGS that you will feel when it is in your possession and actually make yourself FEEL that feeling NOW. The feelings cause the magnetic vibration that draws similar vibration to it.

It is very exciting! And it DOES work. I have experienced it first hand. In some big ways!

Wasn't selling the truck . Advertising to get contracts like for hauling freight or trying to find good drivers (just examples). Your wording is big time different. Your whole ad is different. The point there is it is intended to stay longer. Some Realtor s were using it! Why can't we?? Your ad there is taking more seriously by say Cash Buyers ! I think we are all in need of some of them, right? Look at the ghost ads on CL. It creates skepticism right from the start. Doesn't it?
I haven't used E bay for a few years for ads but I have noticed some changes and refinements . Busy people that are seriously trying to find something often times do check there before the hodge podge on CL. Your ad would be like in the Yellow Pages but with more flair. I'm not going to find an ad for baby food mixed in with home re-roofers or a licensed charter air service in lady s wear. (just examples).
Like I said . Your response will be less, BUT more productive . I had a 90% productivity rate there.
This is getting to long again. PM or call. I'll explain.

Right!!! Like I said it is a different ball game. Check out the business to business - commercial, system financial s. You may have to dig a little deeper but the corporation and serious money is there.
