Well this is my first journal entry! I'm very nervous as I'm just starting out and have no idea what I'm doing. I have been reading deans books and doing my classes online with the success academy. To be honest I am afraid to take action because I don't understand everything yet. I guess ill just keep plugin away And keep trying to learn.

Hi, Im new too. I just got started with reading Dean's "Profit from Real Estate Right Now" and I am almost done. However, I am not too sure when or if I should call his Academy. I also have the same fear you do walshb96. Anybody have any recommendations?

I have found 5 properties and I would like to make my first deal but I do not have any buyers how can I find a couple of investors fast so I can make a couple thousand dollars fast.
I am an newbie too but I have been reading like crazy and discovering all sorts of new info. My suggestion is to find an area of interest whether it be assignments, REO's, short sales, etc. And put it in the search and read it from the pros. Believe me any question you have the answer is somewhere on this site. The more you read the more confident you will get. I actually negotiated with a FSBO Friday and got good results with him dropping his price. I didn't do the deal but felt good that I had at least stepped out in the water. And guess what? I didn't drown. Lol Well I wish all the newbies like myself great success!

Type in where you live in the search/enter field, you will find investors in your area. You could also advertise on Craigslist. Hope this helps.

You'll all do amazing I'm pretty new as well (currently building my buyers list and researching properties to start making offers). Don't be afraid to ask questions, voice concerns, etc. here, as I've noticed this website is filled with many kind, understanding, knowledgeable people, who are more than willing to answer any questions you may have.

Hello all!
Welcome to the site, this is an awesome place to get tons of info from other DG'ers both new and experienced. I have been into REI for some time now, I am still working on my first deal but, thanks to the wonderful folks on this site, I have been more in the ACTION-TAKING business more than anything lately. So most of you seem to have interests but haven't really taken any action and that should definitely be your next time. My interest is wholesaling, no money down, no credit required deals and I am trying to find leads from all different angles.....so here's a list of things that I did so far (lists work good for me lol):
-Complete your profile on this website for starters, so you can begin networking, that's key!
-Someone else suggested searching for your state in the search field box in the upper left corner of this site, that's good to find some investors...that's a good suggestion, I did that also and connected with several people in my state (Louisiana, if interested!!)
-the craigslist ad as a good one also-go to the craigslist site in you town/area and create a post HANDYMAN SPECIAL--10K, NEEDS TLC, NO TIME TO FIX UP. FIRST PERSON WITH CASH WILL GET HOUSE 3 BEDROOM 1 BATH, find a pic of a random house, either use the fake email that craigslist provides or create one from gmail or yahoo. As the emails come pouring in tell them its sold already but tell them your an investor and always have great deals and if they would like to be notified when you get more deals...also ask them specifics like what type of properties they are looking for such as single family, multi family, duplex, fourplex, etc and what's their expected return on their investment (they may give a dollar or precentage) this is a good way to create your buyer's list and some people have luck and others don't. Once you know what your buyers want you can start looking for those types of properties
-BANDIT SIGNS you can have signs that say I WILL PAY CASH FOR HOUSES XXX-XXX-XXXX and signs with HANDYMAN SPECIAL 3 BEDROOM 2 BATH 10K XXX-XXX-XXXX. If you put both of these signs out you will target people wanting to sell, some motivated and others not, but also with the 2nd sign (and even the CL ad) you are targeting both investors and actual home buyers, which brings me to my next suggestion
-FIND A REALTOR, so this is how I found my realtor. If you attend a REIC meeting in your area they will most likely have realtors who are investor-friendly there. I didn't find my realtor that way but I have attended 3 different REIC meetings and there are definitely in attendance always. I found my realtor through facebook. In the search box I just searched the word realtor and several came up.....after stalking their page I found a couple who were investor friendly and inboxed them. I told em I was new at REI and what my needs where but also ways I could help them (of course bc you are going to get some home buyers looking to buy that 10k house you DON'T have you can refer them to your realtor so he/she could sell them a house)
-DRIVING FOR DOLLARS put a notepad and pen in your car at all times, take a different route to work, school, shopping, etc and when you see FOR RENT, FOR SALE BY OWNER, AN ABANDONED/DISTRESSED HOUSE, write down the info (or if you have a recorder on your cell, thats what I use) and call the rentals, thats how you find out rental prices in your area, thats just FYI information. The FSBO's are leads for you and so are the abandoned homes.
-YELLOW LETTERS-someone explains yellow letters in one of the forums, just search for it or even YouTube or Google it, this is a great way to try reaching out to the owners of the abandoned houses you find if you can't find a number on them, you can maybe find an address at the courthouse or even the yellow pages and mail a letter to the owners address and the address of the abandoned house, just in case they are getting their mail forwarded from that address.
whew!! I know that this is not all that I'm doing now, just all I can think of right now. Like I said, I am still new but I AM TAKING ACTION and thats the only way my status will change from new to seasoned!! Oh, this guy Jay, he's real active on this site (hey Jay lets students listen in on his calls with leads, find him and get on a call...its like taking all that book stuff you are reading now and putting it into action, without actually making the call yourself. Its real life experience and it definitely helps with your fears. Start with that and you know what ASK QUESTIONS everyone is willing to help you. Even at the REIC meetings, they are willing to help and they know your market better than you so you can learn from them. Sometimes I get stumped on something, like someone told me about yellow letters for marketing...I seearched it on this site, if I wouldn't have found something I wouldve posted the question on the forum, I also googled and youtubed yellow letters and gathered all the info I needs then I took action.....I was stuck for a while just asking questions and trying to figure it all out but I realized I needed leads so I am doing all I can to get leads. Now I am receiving about 5-8 leads a day...so my first deal is just a lead away! As long as I keep taking action I know the deal is around the corner. Oh and I am on a shoe-string budget the only thing I've paid for so far is Dean's books and my bandit signs, oh and 20 bucks for a CD from the parish tax assessor's office. Everything else was free. Once I get a deal I will get that automated system because my phone is ringing off the hook. And I have a Google Voice number so I am not giving out my personal cell number...but that is free also. We're new "investors" here in StL also. Reading, researching... Also a little nervous about that "first deal" and taking that "big first step". Maybe we can keep in touch on each other's progress.

I would suggest starting out with assignments of contract and double closings, although you can do any strategy you want to if you find private money partners.
If you see something that interests you and you would like to learn more about it, search the forums for it. Ask questions, other members will be glad to help you.

I found 3 solid cash buyers following Matt larson and Greg Murphy's advice by calling for rent ads from local newspaper, craigslist, and for rent signs. Just ask, "I'm curious, is that property for sale?" If they say yes, you may have a potential deal. If they say, "NO" ask them if they are interested in adding to their portfolio." Get your REA to give you a list of cash sales in the last 90 days. Then go to your county tax assessor's office (hopefully free online) and find the owners who don't reside at the said property. They will be investors. Get their name and number and call and ask the same question above. To your success!
