One thing that I have noticed lately (and I'm also guilty of it) is that everyone has an opionion about RE investing. However, you have to learn there's a time to shut up and listen.
DG, Matt, et al. are consistently doing deals and have provided a step-by-step system to get proven results. Stay focused on what they say and do and I beleive that I will reach my goal much sooner.
Bottom line - SHUTUP, Listen, ACT!!!! Save your personal opioions for later.

I have a question hope some one can help I have read over the section regarding comps, and have run numbers on a property im looking at REO that I hope to wholesale on to another investor.
My question is in this scenario when I subtract the 15% froom the actual sale price and rehab cost is the profit my price or the inevstors i.e. $20,000?
For example if the proprty is $163,000 psf is 165 actual sqft is 984 = 164.3
Rehab $30,000
15% $24,450
profit $20,000
Max offer $88,550
How do I factor in my wholesale profit i.ei $10,000 ?
The REO is listed at $155,000 but the acual sale price according to the comps is $163,000 but the ARV is $185,000
or are my numbers off?
This is great I haven't had the op to purchase the rbbp, but at the moment I am so geared up especially with how everyone in the DG family will definately say what the have to say with tact of course and continue on. I love it keep it up and let us all know

Even if you didn't purchase the RBBP you can still accomplish your dreams. Throughout the webinar and in Dean's books, he reveals how you can get started with zero cash just as it is laid out in the blueprint.
For example, Matt and Dean have said over and over again to first build your buyers list. Try and find all the excepts in the videos, tapes, mp3's, and books that tell you how to do this.
Once you do this, we'll move on to step two.

People are constantly asking me what it is that keeps me believing I can succeed in Real Estate Investing. They say I got lucky once and that I have not been able to repeat what I did in the past.
I beg to differ and whenever I get a little down, I have two triggers that help me continue forward (three actually considering my Why.)
Simple things like a newly found penny and lead weights used to balance car tires remind me of my goals. Let me explain. A day doesn't go by where I don't find a penny on the side of the road and we are all aware that if we double a penny a day, at the end of 30 days we will have accumulated over a million bucks. That's right, ONE MILLION BUCKS. Now if along the way, we happen to buy, fix, and flip one,two, three, houses, we can accelerate reaching ONE MILLION BUCKS. so you you see, a thing as simple as a penny, helps confirm that I am getting closer to reaching big bucks whether its a million or 5K. It doesn't matter. It changes my state of mind from uncertainty to "Yes I CAN!" Try something as simple as this and you will feel better.
Now a simple lead weight used to balance tires reminds me that one day I will be able to spend more time enjoying one of my hobbies--rockfish or salmon fishing. A tire weight to many is just that---a tire weight. However, if I melt it down I can produce many fishing weights. Either I will end up with a hugh bucket full of weights, or I will enjoy casting these weights in raging waters fishing for my targeted prey. Salmon fishing in upper state NY begins the middle of next month. I am certain, without a doubt, that next month I will be on the shores of the Pulaski River pulling in a 30lb King Salmon with a weight that I molded from some discarded tire weight I found on the side of the road.
Bottom line--you can do whatever you set your mind on--don't let naysayers steal your dreams. A penny a day can make a difference to you enjoying a pleasant fall afternoon fishing the banks of your favorite fishing hole.
Believe, take ACTION, and your will ACHIEVE faster.

I bought the RBBP. I love it!!! I just want to say that I thought about, while reading this that YES, it is true that we can be our worst enemies and we are. Dean tells us in many videos, his book and EVERYWHERE not to listen to negative people or anyone trying to squash your dream. (it includes ourselves!) I just want to put my 2 cents in and say this is so true! So hey - ignore the negative and embrace the positive... what you put your energy on you will have!! Good luck everyone and remember - WE HAVE THE BLUEPRINT!!

Hi Leon, good to see someone who shares my purchase of the RBBP. I will be posting my success as we move along here at DG.com. I have to say that I have learned a ton in the past about real estate but never actually went through with a deal. For instance just in the past year and a half I purchased all of Dean's books Carol Stinson's e-book for wholesailing and now the best of all the RBBP. Now there is no stopping me, because this year I will finally stop procrastinating and make that first deal!! Hope all of you guys the best of luck and I would love to maybe partner up sometime. Hey that's what technology is for right!!
I am tired of just getting by and working for someone else, so this is my new lifestyle and thats the bottom line because I said so!!

I spent time checking out my neighborhood today and found some very encouraging information. A local landlord has raised rents from 200 to 350 dollars a month and the tenants are furious. (Hint. Hint. A light bulb should go off in your head at this time.)
Tenants are paying up to $1900/month for a two bedroom apartment. That's outrageous.
I immediately purchased some blank 3x8 index cards (too late to get prof. business cards) and I will hand write 200-300 cards tonight using an ad provided in the RBBP leting those tenants know that now is the perfect time to own, regardless of your credit history. (see the bonus given in the RBBP material.)
I will stand on the corner to the apartment complex tomorrow morning from 5:30 until the coffee runs out (there's a 7-11 across from the complex) and hand the cards out. I'm curious to see how many new Buyers/Renters I can add to my bucket with this one strategy. My goal is to provide a full service, turnkey system (as explained by either Joe or Matt) so that my future partners will not have to seek renters or buyers in the deals we do.
Also, if this turns out well, I will pay someone to do this at all the other area apartment complexes.
Just thought I would share this idea in case you wanted to try it in your neck of the woods.

That is such an awesome idea! thinking outside the box! I would definetly think most of them would be interested, if not for owning right away atleast for rent to own. You should be getting many leads out of it. Keep us posted on how it works out. I joined RBBP couple of days ago and on Page 1 right now, it is great info and I am getting started on calling the Real estate agent. I just love the energy on this website. Good luck to you!

Question: Where do ex-tenants and renters store their goods while in transit?
Answer: Self Storage Facilities
Seems to me that this would be an excellent place to market for tenants and/or new buyers of your properties.
I'm still in the process of finding my cash buyers. Once I find where they are buying, I will be marketing heavily for buyers/renters.
Imagine if one car was completely built before auto workers started another. Imagine how long it would take to build 10, 20, or 30 cars of the identical make. That strategy would prove wastful and inappropriate use of resources.
If you want to be successful in whatever venture you choose (real estate investing included) you must continually grow of your pipeline of buyers and sellers as Dean, Matt, Carol, and others have emphasized over and over. Carol mentioned that she had build help pipline of buyers from 1500 to 7000 (dont quote me on this but this number rings a bell). Imagine having that many buyers on your list.
I just completed week 2 of the 30 day blueprint and I am still receiving phone calls from real estate agents wanting more information about my unique strategies. I can't help but smile and tell them that they must complete the homework assignment I gave them in order for me to gauge how serious they are about doing business with me.
I am also busy building my buyers lists of cash money buyers, retail buyers, and renters in order to build my turn key system.
I have been advised of two properties that have the potential of spitting out 75k each in profit but until I crunch some numbers and get a report back this weekend concerning rehab costs, it's just speculation.
Anyway, things have been crazy the last two weeks and I don't see how Dean and others do it. Kudos to them and all that have mastered these techniques. Soon I will learn how to delegat some of these tasks to make my life easier.

Ok, it took some doing but I have found a killer agent that provided me with a list of cash seller and also provided 215 properties he thought were potential deals.
The fun begins. Time to evaluate deals using TotalView and submit offers this week. also have so deals I am working on that I found will cruising the city.
I finally received the EDGE 2011 videos and I have spent the last couple days listening to the material. Great material and lots of new ideas. I will focus on some ideas and get the ball rolling.
I definitely need interns to help sorting through the maze of stuff I have to complete in a short period of time.

Thanks for the encouragement. I've made some mistakes in the past and I will make some more in the future. However, I try not to be a repeat offender.
With the help, wisdom, and direction I receive from the DG family, I'm destined to kick some butt before the end of this year. I have found a killer RE agent (2 in fact) and I'm building a solid buyers list. I'm staying focused and trying not to become overwhelmed by all the possiblities( and as you know, there are some many opportunities today that it's easy to become overwhelmed.)
