I actually got a couple of PMs from people expressing interest.

I always try to give fellow DGers first shot when I do things out of state. I actually have a killer deal under contract in another state in a city I know a DGer is trying to work. I gave this investor a shot at splitting my fee but never got a response!?!??? Like you said, go figure!
