I am new to Real Estate Investing, I know there are many people out there just like me that are just starting out . I would like people from Houston that are taking action to join this Forum and post strategies, progress, results, etc to keep us motivated and moving forward to Financial Independance, we can learn a thing or two from each other.....
I will be the first one.... My borhter and I bought a home for nearly $100k and right now we are doing some repairs to it....looking forward finishing and rent it or sell it, we will find out when we finish.
I will keep you informed about the up coming details....

The house is taking long to sell and people interested don't qualify to buy it so for now i'm going to rent it out and put if in the market for an Investor interested in being a land lord. That way i don't have to deal with that an move on to the next one..... i feel I'm waisting time just waiting for this one to sell.
So to the next quest..... buy my next property!!

I think the best way to find Hard money is to go to a real estate club meeting aroud your area.....usually a few local one show up there maybe you can network and meet with a few that way...

Pretty spacious.... we are renting that property at the moment....me might sell it at the end of the tenants lease...

With the SFL system, I am able to ge a hold of alot of cash buyer in town.... so I am doing some marketing to put them on my buyers list.... hope to have great results in the next coming weeks so I can start locking up deal to assing to my buyers!!!

Alex, really enjoyed reading your blog...You are an encouragement to all of us that are new. One, you have taken action and Dean will not let us forget that very point. Bought into the set for life package but waiting to get started, have the edge 2010 and his books...they are full of strategies to get started. As for me, think the looking for notes section is my starting point...
Read your post on your first property and understand that you rented. You can do a seller lease/buy option and hold the note for full price, then sell the note for quick cash. This is one of the options Dean talked about, either way you're in the game and looking forward to reading more of your success blogs.

Thanks for your kind words, I am as humble as possible all the time so I think that we can learn something new from each other every now and then dont you think?
I am playing the videos learning a ton of stuff too and I believe that assigning properties is the way for me for now..... but in the near future I want to be able to rehab more properties.
The house is being rented, we dont want to sell it yet but that is a good exit strategie you mention.... I will keep it in mind.

I have not done one yet but I was talking yo my realtor about that and he told me that is not illegal...
I have to take a look deeper into that because I had read somewhere that lease to own was not legal in texas.....????? I will get back to you on that!!

I came accross a motivated saller through the Set for Life System... after contacting them to ask about their property and what they wanted for it, we were able to get most of the info we needed to access the property.
I called the Real Estate Success Academy, told them the details and they told me "Yeah!! sounds like a good deal"!!!
They told me to submit the offer and put it under contract. So I did submit the Real Estate Purchase Agreement and they accepted the offer.
No I need to get it assigned to get done with this one, get paid and work on the next one!!!

In the past few months I have been working in building my buyers list and also marketing for new deals......Here in Houston there is alot of opportunity for good deals everywhere.
I had a few properties under contract but unfortunally couldn't find a buyer for those types of propeties.... bad luck???
I think evrything happens for a reazon.
I have been going to networking meetings to meet new contacts and have come across a few private money lenders as well as some Hard money lender.
I think that assigning contracts is a great tool for many people but my passion is rehabbing so I am working hard trying to get funding for some deals that I get ahold of every now and then.
Last night I spoke to a Hard Money lender giving discouts on their loans to member of a community that I am a part of so I sent the application today and waiting to get approved for funds to get a Handy man special!!!
Tonight I have a meeting with a RE Investor that is doing rehabs here n town and I hope to be able to partner with him to do some rehabs in the next comming months. He uses private money and he is been doing this for a long time so............ let's get to work!!!
one way or another I am going to make it in REI!!!!

Lets start with my Dinner with the Real Estate Investor om Thursday...
Thursday - 7:00 to 10:30 (Dinner)
We had a good talk. Jim went over some very good tip for me to do this right, he started with business basics and building my team...... He mentioned that we (my team and I) where in the right path and agreed to FUND MY PROPERTIES TO REHAB!!!!!! SUPER GREAT NEWS!!! BETTER YET HE IS GOING TO JOIN VENTURE WITH ME TO MAKE SURE WE ALL MAKE MONEY IN REAL ESTATE!!!!!!
Friday - 7:00 am to 7:00 pm (Rehab)
I started a project with my Realtor in a Property that he is managing.... the home needed a new roof so I got to work in what I like the most!!! I called my crew and had them start tearing down the roof on friday until dawn.
Saturday - 6:00 am to 5:00 pm (New roof installation)
The crew continued to work all day and did a nice job!!! PM me for some pictures of the amaizing job they did.....
Sunday - Most of the day..
Spent time with my family!!!!!!
So this week end I managed to get FUNDS sor future rehabs and also help my realtor with his property.... made some good money doing it and spent time with my family!!!!
Today I will begain my quiest tofind the right property to rehab!!!!!
This is very exiting!!!!!
