Yesterday I was very close to buying my next deal from a local Wolesaler.
I am still waiting for their response, as soon as I know I will post the good or bad news.
I am looking at other deals to purchase.... I have funding for my deals lined up and ready to go.....
So I think by the end of this month we will have our next rehab project!!!

It was as if I called them with my comment.

They accepted another offer from another investor higher than mine..... well after all it is a numbers game so let's keep playing!!!!

I have another offer on the pipeline and a short sale from another DG member.... I am going to meet the Listing Agent tomorrow around 1 at the property......

We'll see how that goes.

I always think that if you want something you have to go get it.... no one gives it to you. I am getting another house to rehab in about 2 weeks from now..... but this time I have all the money I need for rehabbing the property....... and buying the house cash without any of my own money or credit.....
I will keep you posted with the progress...for now...we are in pending status.

Yesterday I closed on my second deal!!!
I feel like this is really my first because this one is following Dean's techniques and advise.
I am into this deal with $0 of my own money and none of my own credit. We bought (my partner and I) this deal for $179K in a very nice area....... It needs about $80K of work and we can sell it for at least $345K.

I know that wholesaling is a very safe strategy to invest in real estate but I like this strategy and I think this is really my way of inveting in real estate.

This weekend I will post a facebook link in this forum for those of you that would like to follow our progress.... we will post pictures every week.

This couple of days while I waited for the check for the reapirs to clear I was making desicions on how the rehab is going to flow....
Made some changes to the layout of the kitchen and the master bedroom.... after all that is what is going to sell this house....

I am exited about this rehab.... I have a great feeling about this one!!!

It is great to here about your second deal. We are happy for you. Kitchens and bathrooms that is where the money is.

The New Plumbing completed, re-wiring completed, New A/C Unit and air ducts complete, all new framing and reinforcing completed, new french doors exterior doors and new windows are ready on site, insulation to be done in about 2 to 3 days......
We are on schedule in fact I think a little ahead......
As soon as the drywalls are up we are going to get our next deal so that all our crew can start work on a new deal.... again with $0 of my own money and with out using my credit like I did on this one!!!

The roof is installed and the pool being maintained... also the soffit and fascia is installed.... working now on the siding and brick front and interior sheet rock....

The project is getting there to the final stages, we are half way with stage III.

Today we are going to start with the installation of the kitchen and by friday we should be already installing all tile in entire house and all wood flooring..... the interior pain is done!!!

Well everything is going according to plan.... we are behind a couple of days but its no big deal.

We are already working on final phase of the rehab (IV) and it looks like we are doing great with it.

The private money lender's inspector came today to check out phase III so we can get our final draw and he said everything looks fantastic.... he had no comments and he said we should have our money to finish very very soon so that is super good news.....

Sounds like everything is going good on your project, I can't wait to see what the house looks like when it's completed!

As for me, I got the house gutted, new roof put on. Waiting for Centerpoint to come out and get the meter and power turned on so I can get Almeda Waterwell out there and give me an estimate on putting a pump back on out there.

About the picture taken at work and specifically about the shirt...the picture is kinda fuzzy and small so we really can't see that it is a Work Shirt! Don't sweat the small stuff..
