I am new to Real Estate Investing, I know there are many people out there just like me that are just starting out . I would like people from Houston that are taking action to join this Forum and post strategies, progress, results, etc to keep us motivated and moving forward to Financial Independance, we can learn a thing or two from each other.....
I will be the first one.... My borhter and I bought a home for nearly $100k and right now we are doing some repairs to it....looking forward finishing and rent it or sell it, we will find out when we finish.

The rehab is done...

I know it took a while but first time is always challenging.... I found out that I could have done things in a different way for faster results but It's been an experiense for me and besides I learnd a lot about the actual work that is done in a house thanks to my cousin (General Contractor).
I contacted the mortgage broker yesterday so she can pre qualify a couple of buyers that are interested in the house.....
Hopefully I get good news soon!

Another "Houstonian" REI looking for help!

Alex,
I've been reading your posts and it sounds like you're almost at the end of the rehab and ready to sell. Good Luck. Sell this one and find another.

I'm realitively new to real estate investing also. I bought and sold a couple of my own homes and made good money on them and that got me hooked on real estate years ago. I just never did anything about it until now. I have had my own remodeling company for the last 16 years and I thought this could be a perfect match. I saw one of Dean's infomericials and ordered his 'Be a Real Estate Millionaire' and 'Profit from Real Estate Right Now' books and just devoured them, high lighted them, etc. After I got connected up with the website, I started doing what I thought were the important things. I didn't go to last year's edge event, but I ordered the study at home course. WOW!!! I drive around a lot in my business and I bought a DVD player and plugged in the headphones and listened to them all, over and over. I would even pause them whenever a question was asked, answer the questions, and then listen to their replies. I also got the Automatic Foreclosure Finder and the Automatic Probate Finder. I even went so far as to get the 800 number from COA and have recorded all of the scripts. I went out and put out some bandit signs (didn't know they were illegal) and received one call from a guy who called me on a Friday and was being foreclosed on that Monday. Oh, well. He was upside down anyway. Maybe I'll get a chance at it either as a foreclosure or an REO.

I don't mean to be so long in this post, but I'm really trying to do this because I know RE is the way to go. I have a passion that won't let me quit. I also interview an agent (who happens to be a broker) and told her what I was trying to do (the Matt Larson 25 to 1 strategy) and she agreed. She also gave me the names and contacts in two mortgage companies and a title company. Man, I felt like now was the time. She started sending me all the foreclosures and REOs that fit my criteria (100k and less). I had also built a buyer's list of around 12 buyers with their criteria. I thought I was all set for success. I started making offers. The first time it was 20 offers (sent by e-mail). Two of them came back requesting the long forms, but were eventually rejected. I then put in another 40 offers. Nothing accepted. I even joined the Success Academy, went in hock for $6475, and basically was sent to a website that has a study course, and a 'coach' called me 3 times the first month asking if I had any questions. Most of the information I was studying were things I had already learned, but I kept going anyway. I called the 'Success Academy' and was told that now they were there to help with any questions and/or advise me with alternate strategies. Basically, I was told to 'hang in there. It's a numbers game.' I actually do beleve he is right. It's just so hard to read all of the success stories and feel like you've put so much effort, time, and money into this and have no returns. Maybe I need to partner with a few people on a few deals first. I'm not sure what to do other than not quitting. There are so many other methods that need to be explored. I just need to find the right one. Perseverence!

It looks to me you have done a lot of work so far.... which is good! I thik the key here is to keep trying until something happens. Are you in Houston?
I am also a member of the succes accademy and have 3 of Dean's book plus I am constantly looking for info about RE online.
The rehab is done just waiting for some of the interested buyers to get approved for financing, if it does not happen soon we are going to rent it since we have a couple of people interested in lease option.

I'm actually located the the Cypress area, but my remodeling business takes me from just west of I45 westward around through Spring, Cypress, Katy, Sugarland, and all points inbetween. I'm doing a kitchen right now just south of Memorial and Kirkwood and will be starting a bathroom project in Missori City after that. I keep a voice recorder in the vehicle with me since I drive around a lot and it allows me to record FSBO signage info as well as other pertinent information on the go.

The rehab is done... we are tryng to get a few interest buyer qualifyed for financing... the mortgage broker is working on that for me.
If we can not sell it soon we will rent it our for positive cashflow, but I have high hopes that we are going to have a buyer approved soon!
Mean while looking for other properties to do the next deal.... exiting times Scott!!

A piece of advice.....

I was suggested to change the siding of the house since is only a small part of the front of the house and it's in bad shape the paint wont cut it...most of it is brick so we have decided to take care of that....
should not take long hopefully my cousing can come to help me out..Eye-wink

Reached a goal

Hi Alex and other REI's just wanted to stop and say I found my first buyer to add to my buyers list. It happened while attending jury duty yesterday (alot of diverse folks there and interesting folks there) for the first time. Small talk lead me to mention that I was a real estate investor and to find out that the gentleman was going to be looking for a house in the near future. We exchanged contact info and I'm pretty excited. So my friends like Dean says tell eveyone you are a real estate investor u never know who needs a house. Especially at jury duty lol, thx for reading.
