Hello everyone, my name is Arthur and I live in Las Vegas, I am just starting out in REI and definitely would like to network with fellow DG members especially in the california and nevada areas. Whether you are just starting out like me or you are a seasoned vet, I think that developing as many relationships as possible is beneficial to all of us. I am willing to travel to cali to a possible meet and greet, I just think it would be nice to go through some deals with someone who is on the same page as i am, u never know, it could be part of the next great partnership that's in one of Dean's future success stories!! When I used to drive for my marketing business back in Michigan it used to make me feel great to know I was getting things done, so that's not a problem for me!! I have people who are interested in LV/Nevada properties. A few things;
1. No MLS or broker listed properties; That is a dealbreaker. Either FSBO residential or if it is owned by private investor. Some private investors are also brokers but they cannot have the property listed on the open market
2. They want single and multi-family, hotels, and motels. Distressed preferred. If they are in need of renovation, but still make money thats ok as well.
3. Let them know in these words
"I have a contact in NYC who wants single and multi-family, hotels, and motels. Distressed preferred. If they are in need of renovation, but still make money thats ok as well. They are willing to spend in $5-$15 million dollar tapes in bulk, not one or two large $5-$15 properties.
They are willing to provide their corporate docs and legit POF in the form of a bank statement, but they need to see what they will be buying. They are not asking for specific address, but they need the details of each house or commercial property to at the least proceed further. Let me know how you want to continue."
When you talk to people this specifically, talk in a controlled tone, not at 100 miles a minute, as if you are in control and know what you're saying and doing. Even if you have no idea what it is, sound confident,.....not cocky
