Best tips to attract cash buyers using Craigslist

I have been working on building my buyers list and of course tried to use Craigslist to help build my list. So far my results have been mixed to find qualified cash buyers. I have used a lot of techniques I have learned in Dean's books and other sources and haven't had the kind of results I want. I have run several nicely crafted ads at least once a day for the past week and have even thrown a ghost property Ad out there as well. I am also making sure I post the Ads in the different real estate sections to maximize exposure.

If you have had great results finding buyers using Craigslist then I am curious to hear how specifically you are doing it. What does your Ad say? How is it laid out? etc....

craigslist

There are some good posts upper left in" whats new", on putting this on craigslist. I took 2 of the posts and made my own. Goodluck


keep it simple

Remember Nick that Investors are looking for good deals, fixer uppers, handyman specials etc. Those are the properties where they will make money.

Keep it simple by posting "ghost ads". For example:

3/2 Fixer Upper, Call today 888-xxx-xxxx

Handyman Special, 3/2 Owner Desperate, Call 888-xxx-xxxx

When someone calls, "Thank you for calling on my ad. This is a "type" of property that I can get below market value. Right now I don't have anything in my inventory. What are you looking for and I'll stay in touch with you when a property comes available"

Keep it simple. We tend to overthink things when it's not difficult. It's hard because you've never done it before. Once you've answered a few of those calls it will get easier.

Karen, this is exactly what I needed to hear right now. There is SO MUCH information to try and grasp, things can become a bit overwhelming in no time. I haven't posted ads because I have no inventory and I had no idea how to respond to a prospective buyer...NO BIG DEAL, RIGHT? I like this!

Hey Guys,

I'm from South Florida and have been wholesaling for 5 years. I have several techniques in getting buyers and Craigslist is on the very top of my list.

For the best results....

1.) Advertise a property that will be very attractive to an investor

2.) Don't leave your number to call you for more info....Why?? because many people browse CL on weekends or late at night...if someone finds your ad, they would then have to remember to call you at a reasonable hour. This is not the end of the world, but you will lose leads because some will forget and some will go on the look at other ads and find something else that interest them more. Instead , include a link to a sign up page or squeeze page they can enter there contact info at any hour.

Jill & I have done over 60 rehabs in our town alone & we use CL to sell & to look for properties to buy. I think ghost ads are not only miss leading but
take away from your credability. When people see your phone number time & time again on properties, call, & are told that one is not available & "I don't have that in my inventory right now" they know your ads are a crock & will not call any longer.
This business is hard enough because of so many people trying to do "hinky" deals. Build your reputation on honesty & deliver what you say ...
find good deals, don't be greedy, make it a win win for all & you will have repeat & multiple deals with people that trust you!

I can see were you are coming from but what if you are just starting off and just starting to find deals. How will the buyers come are you says post a real ad?

She's from Las Veagas where it is extremely competieve. She and he tell you EXACTLY what to do with a ghost ad. Don't worry what anyone else say's about them. I used her method to a T and had 124 buyers call me over 3 night's and 4 days. Some of them are small time buyers and some where big time buyers and some where perfect candidates for Lease Option tenant buyers. It worked just like her and Dean said it would. For me, I put my bandit signs out after dark on Friday night and picked them up on Monday night so I could get at least a bit of the heavier business traffic at high volume traffic areas where people stop such as lights. And yes, I picked them up on Monday night(during Monday Night Football) and was able to retrieve 18 of the 24 bandit signs I put up....in and out....just like a bandit;-) duhhh

Anyways, I picked them back up so I could have credibility when I repost them over and over. It's just good business. Now I know I can do that same technique anywhere I want. I even did it wrong and still got buyers calling. I forgot to include 3/2.

Just watch video #4 on day one and they'll tell you exactly what to write. Writing on one side makes it easier to see for drivers.

Now I', on to building inventory and talking and walking thru with motivated sellers using the 25/1 strategy.
