What's your favorite way to find motivated sellers?
Wanted to start this chain to find out what everyone's favorite way of marketing to find motivated sellers is so we can give ideas to everyone, especially anyone who is new!

I have a few that work well for myself and students.
1- FSBO’s. I look for ones that have been on the market for at least 90 days and are in need of some rehab
2- Bandit signs. Strategically and well placed have produced amazing results
3- Craigslist. It’s free and surprising how many people look there
These are my top 3. I will use other methods also, but in most cases have great results with these.

- Estate sales: you can find them in the newspaper and online. You can connect with Estate Attorneys for leads as well.
- "For Rent" properties: Landlords often have properties that they'd like to get rid of.
- Divorce Attorneys: Couples often times have to sell their home after divorce when mediating a settlement.

1st of all YOU've been here almost 3yrs and you should already KNOW these things!!! You need to do the work. There is NO shortcuts!
BIRDDOGS - to include lawnscape guys(they spot Bad yards a mile away), handyman, painters, roofers,contractors, mailman, fed ex, ups, ANYONE who drives around and will see possible deals- its worth their time to write down the addy for you when you offer $500-1000 fee!!!

I have a question where do you guys usually hang your bandit signs? what size do you make them? Do you use FSBO website or just signs in front of homes?

My personal favorite is word of mouth. The postman/postwoman seems to get overlooked a lot. They drive all over delivering mail and they tend to notice if the mail does not get picked up.
Telling each and every person you know or come into contact with helps out a lot too. Even talking to the neighbors when looking at properties can turn into a lead. It seems like everyone knows someone who wants to move, sell, buy, or pick up some extra cash doing yard work and the like. Get the word out there...sooner or later someone is going to pick up the phone.
You can even give your waiter/waitress your card before the meal ends and let them know that you could use an extra pair of eyes, that is if they are interested in earning a bit of extra cash. I know it works because I was once that waitress. LOL

This is all great information. I have been working hard to get my wholesale business going here locally. So far I have used craigslist.com to contact just about all listings that appear posted by a regular individual.
I wonder if I should also contact the ones that are clearly listed by a property management company? Any though on this? So far I've been avoiding those.
Also I've found out that it is easier to find buyers than sellers. With one ghost ad to attract buyers, I received several emails/calls from buyers.
I also want to send letters to probate/divorce attorneys. Does anyone have a good template for that? English being my 1st foreign language, when it comes to sounding professional, I have such a tough time...

The 2 best ways to find deals for my business and team is yellow bandit signs and yellow letters sent to motivated seller leads.
Thats all I use and they work amazingly well for me. I purchase my yellow bandit signs from sign warehouse. They are just blanks then I take a large permanent marker and write we buy houses on them.
Yellow letters I have a software that creates them super....super fast and prints them out all in one shot and looks like real handwriting. Then I put them in invitation envelopes and mail them out.
BELOW IS A LINK FOR THAT KICK BUTT SOFTWARE TO PRINT OUT THOSE YELLOW LETTERS SUPER FAST WITHOUT HANDWRITING THEM ANYMORE!! I HIGHLY, HIGHLY RECOMMEND IT.

weekend and am returning calls this week. I like that you tell the truth as you see it and I am now going through Deans book 30 Days to Real Estate Cash on page 23 of Deans book "30 Days to Real Estate Cash" at #5 of homework for Day 1 - Day 5: Phase 1, he says to watch the blueprint page #1 video with him and Matt, but there was no link in the book. Do you know where to find the video he is talking of?
I'm going thru the book and step by step and don't wanna miss anything. I ran a marketing campaign for buyers and had over 100 calls over the weekend. I still have to finish calling everyone though. Any info on the video location would be cool. Thanks, Louis
