As you all know the market is changing a little bit, so this means you need to step up your marketing efforts to seller to get the deals first. Here is a list of different people you can advertise to in order to find some deals before they hit the market. I typically pay up to $500.00 referral fee for every deal they send me. I have found marketing to these groups of people to be the most effective.

1. Divorce Attorneys: Get there name and mail them a letter getting them to send you business for a nice size referral fee. These guys are always talking to home owners as they are going through this difficult time and they can refer you to them.

2. Probate Attorneys: Great person to be in touch with as they are in the front line to get deals to you that other don't have access to yet because they are still going through the probate process.

3. Home Inspectors: I know this person should already be on your power team and if they are not then get working on finding them. Home inspectors do a lot of work for banks and tend to have a list of homes that are not on market yet that they can give you access to and a good contact at the bank to work with.

4. Relocation Specialist: These guys are typical harder to find but they help people move and relocate when dealing with job transfers.

5. Property Managers: Always have a list of property managers to market to because these guys know who is about to move and can give you a nice referral for buyers more-so then sellers.

Keep your marketing simple, I like the "Yellow Letters" they seem to work the best for me. Make them personal and make sure they get to an individual not the secretary. Try these suggestions, I know they will help drive in some new business for you.

These are fantastic ideas for marketing. I have already bookmarked this post for future reference. My bookmark list is getting out of control right now, but I'm like a dry sponge right now. Just soaking up everything I can and keep a lot of information on the side for reference on things that I know I won't remember after today.

Property Managers -

If they won't give you referrals or a list of their clients, leave your business card with them. Ask them to pass on your information to their clients who they know are looking for more income properties. This is more business for the Property Management companies to manage!
