Matching a property to your buyers criteria: Simple Step by Step

OK, I was thinking about the process tonight and came up with a 7-step outline.
Feel free to make any comments or suggest changes.

PLAN:
You know what your buyer can afford (is comfortable with or qualifies for)

So, say he/she says they can pay a certain amount per month for rent/mortgage payment. This is how you will get them the property they want (at the price they want) with the profit YOU want. Smiling

1) Use the Renter Mortgage Affordability Calculator
http://www.deangraziosi.com/calculators/Renter-Mortgage-Affordability.ht... from the forms & docs in Dean’s student resources to see how “much” mortgage they can afford (remember to add in the taxes and insurance, and the rate&term of the loan they could get)

2) Have your realtor find props in their price range, and go to step 5
OR
Go to your favorite realty site, mine is http://www.remax.com/residential/property_search/index.aspx
Click on the map of the U.S. and choose your state, city/county.

3) Type in the search criteria your buyer is looking for
A) # of beds/baths
B) town or area
C) range of asking price (allow yourself extra room on each end)
For example: if they can afford (or want) a house for $100,000, put in $75,000-$125,000

4) Consider other amenities they may want, and then print out ALL the props that qualify.

5) NOW, offer 50% - 70% of either the listed price or comps (whichever is lower) on as many as you can. (Remember they say only 1 of 15-25 offers will be accepted). WHEN you get an accepted offer, you will be locking up a property for the value your buyer is looking for at enough of a discount to make yourself a nice profit. Lock it up with and/or assigns (or straight, with some contingency if REO),

6) Present these locked-up properties to your buyer. Have him/her do their walk-thru, inspection, etc.

For the property they wish to buy, agree on and sign the assignment contract http://www.deangraziosi.com/documents/Assignment-of-Contract.pdf (FOR ASSIGNMENT)
OR a separate purchase agreement as him being your end buyer (you can use the one from the site or your state-approved). (FOR DOUBLE CLOSE)

7) Proceed to drive it home to the closing date where you will receive your reward: Assignment fee OR profit from a double-close. (Of course you can buy it yourself and rent or lease/option it, too. But that’s another subject. Smiling )

Where is a good place to find buyers ,,what places do you look for them? I was also wondering what you thought about the sucess academy have you tried it or did you just follow dean's book ask "?" in here and follow through,,I have had dean's book for a little over two weeks and my main focus is on assignments I want to master that strategy and basically begin my REI on that lvl and also what forms do I use for the seller and the buyer in a complete deal? Hey driven76, a great place to find buyers is to put up ads on free online classifieds as well as local newspapers. Secondly, another great place is networking what you do at real estate clubs in your area. You can google, "real estate investing clubs"+"your city and state" and a few should show up. Lastly, even if you don't have a buyer now, keep searching for those deals now, that way again, you can again advertise via, free online classifieds, local newspapers, flyers, brochures, etc. Just make sure that when you lock up property that you have covered all your contingencies, meaing, have a clause that gives you up to 90 days to close, a close to do inspecting, changing the sign in front to your own, the ability to have an open house, as well as the assigning of contract clause. Once you have done that, generally you'd get responses. You should have both a retail buyers list (people who generally buy homes 1 or 2 times to live in) and investors (people who Invest in real estate regularly). For Investors, you can call on companies that have signs and ads such as "We buy Houses" and so on. Talk to them and ask them what they are looking for. They are usually a good fall back. Lastly, the success academy is amazing and i highly recommend it. They are patient and understanding and are well worth the time and money. Plus they direct you to the Tax Club which they will help you in getting set up as a business entity so that you can separate yourself from your assest for liability reasons, incase you get sued or something bad happens, as well save you a bundle in taxes. So think about it but def try it. You'll be happy you did. I use the BARM book as quick reference and for ideas in all my REI, as well as inspiration. So go out and score some big bucks!

One great source that Copy Ninja mentioned for buyers is your local REI Club. If you have one in your area, DEFINITELY go to it.

Also, the Success Academy/Mentoring Program is well worth what you would put into it. If you have opportunity, I would say go for it.
There are 2 whole teaching sections out of 20 focused solely on creating a buyers list and marketing to those buyers.

hahaha angelk, it is my pleasure =) I am glad you were able to find one so close too!! Just make sure you take advantage of your resource like NOW lol. The more proactive you are the closer you get to your goals. If you need some more inspiration, watch the movie Rocky Balboa, not for the movie itself, but simply for the speach that rocky gives to his son after his son finds out he is gonna fight again. Remember, "Rome wasn't built in a day" so therefore its not about winning or the end results, its about how many times you can't take a hit BUT keep on moving forward. Those little steps will eventually take you to where you want to be! Action, Performance, and the willingness to keep perserving is the foundation to success! Good investing!

craigslist

Just wondering if anyone else has had this problem. I put my ad in the realestate section for Denver. Realestate by owner- Investors needed for Multiple properties- blah blah blah and it goes to post then the next day I get a cancellation from craigslist. When I check the rules I find nothing. What am I doing wrong. Any help would be appricated.

I have gotten a buyer who has a specific price range and I want to make sure my contracts are air tight and are all legal binding,,as hopefully all of the ones here on dean's site are,,,I live in peoria,,IL.,,and it is a decent size town,,I am going to look for properties in my buyers range and how would or what should my deals include? I am such a noob I am sorry guys,,I just need to put the pen to the paper and start pressing out the dough! I have some other thoughts but I will hold off for now,,you guys rule and I believe after I land my first couple of deals I will know what I need to do,,just need the experience BTW I found my buyer from craigslist and am going looking on monday,,ill keep you all updated ,,,thanks!

I need some advice my "?" still stands on if the contracts on here are all legally binding as in once I get the buyer and seller to sign them on the agreed terms and we present this to the escrow company if it will be up to snuff. I also am on the search for some good deals ,,basically if you were in my shoes and you had a buyer that said "I have a price range from $0-$200,000,,and am looking for a good deal,,,basically all the info ,,pics and whatever else I would need to present my findings,,,I know I need to contact sellers,,and lock up contracts,,but if I find a good deal I just need to know the setup so I can make things smooth for the buyer and seller. THANKS RINA!!

im not sure why your ads are getting rejected, however, if you are placing multiple ads and they all say the same thing, craig's list has a rule for not allowing you to do that. You should prolly change a few words around so that you dont have identical ads running. You can post anywhere. Lastly make sure you did everything correctly in your registering process..hope that helps!

Are you bird-dogging or assigning/wholesaling?
If bird-dogging, sign an agreement with your investor for your fee and then give him/her all the property info (I got paid after closing. You can ask for it up-front too).
If assigning, lock up the property with a purchase agreement/"offer to purchase", then use the assignment contract to agree upon your fee, then "hand over" the purchase contract to your buyer. Remember now, I have not YET technically gone ALL the way through the whole assignment process, so I myself cannot give you concrete, first-hand, experienced advice. I am going by Dean's teaching/the coaching/and listening to EVERYTHING that CBR and Anita have said about the process and asking them every pesky little detail I could. lol
The REST of an REI deal I am quite experienced and confident in, and I believe CBR when he says the assignment process is NOT rocket science.

So don't let anything scare you from moving forward, ok? You'll do just fine. Smiling

Copy Ninja is right. Also, I noticed in another DG member's frustrating Craigslist deletion that she said the Craigslist community hates "crap" ads that aren't specific, and will whip them right out of there. After reading THAT, I try to post a specific property or service FIRST in the ad, and then proceed to do the "general" plea, That might help.

I guess I missed your other question about the legality of the documents on the site. I use my state-specific, state-approved purchase agreement, but I would not believe that anything the admin puts on the site would be in question, or I don't think they would put it here for people to use. If in question, have your RE attorney look over it.
