I have some signs out for attracting sellers also. I have to try new bait or a different part of the pond. What did your sign say? mine is "we buy houses!" "any condition" "xxx-xxx-xxxx"

That is exactly what they should state. size 18 x 24 yellow signs with black letters. 25 signs is the magic number:)

I live in a very restricted residential area that does not allow signs. Dean says to put them up on the weekend. Well, we have "creeps" that just take them down for the hell of it.

I am still struggling with finding a venue to get the word out to the motivated sellers in my area.

Bandit signs are not "really" legal anywhere. Hence the name. Some places just do not enforce as stringently as others. That is why some people who are on a tight budget put them up on Fri nights and take them down on Sunday night (most of the "bandit sign police" work Monday thru Fri). I leave them up and often get an extra couple of days out of them even if they are in areas where they take them down. Plus, it is a lot of hassle for me to remove them. Even if they are removed, if no one calls me from the city, I just put more up the next week.

Get a Google phone number, which cannot be traced to you but will forward to your phone. If the city authorities call you, just apologize and put them up in another municipality or on streets leading in and out of that town but outside the city limits.

This is almost my only marketing that I use right now for sellers and I stay busy! I have found them to not work as well in big cities as they do in small and medium sized ones, but I am sure that every city is unique in its own way. Try yours and see. If they don't work well in the first couple of weeks, keep putting them out and try new areas in addition to the originals. Sometimes it takes awhile to get responses.

Bandit signs are near and dear to my heart. When I first got into the biz this is the one thing I was skeptical about but I did as I was instructed and placed some bandit signs and, much to my surprise, the calls came rolling in! I was scared and ecstatic to take that first call! I was well on my way to building my buyers list, and building my business.

I would like to address some of the concerns about placing the signs. Before getting into real estate I worked for a local municipality. I actually worked for the department that was in charge of removing these types of signs. KarenG is right. Some cities work really hard at removing them and others don’t. The city I worked for would make the rounds every Monday and remove these signs. That’s all most of us would do Monday morning. However, I would like to say that this was one part of the job that I did not like. Being a capitalist at heart I would not remove them unless I was asked to remove a specific sign. For the many years I worked for the city I NEVER heard of any one getting into legal trouble over their bandit signs.

Now on to making the signs. You need to get corrugated plastic signs that are 18”x24” and yellow in color. Write on them with a “Sharpie Magnum” permanent marker. You will probably have to find this marker at an office supply store. Below is the EXACT configuration I use when making my signs.

The message needs to attract investors and not retail buyers that what to live in the property. Keep it simple and you will get calls.

You can find them readily online and you get better pricing when you buy in bulk.

The naysayers have spooked me on the illegality of bandits after I put some out. Alternatives are now considered. Has anyone sent yellow letters to residents/homeowners addresses from just driving around checking out the neighborhoods? Any tricks of the trade would be appreciated. I want sellers for inventory. Thanks all DG family.

My area is good about leaving most up, Some folks are being placed on telephone poles a bit high so a less likely to be taken down. The city I am in seem to take them when mowing the area they control. Keep em going!

Oh how I love them! First off, congrats on the deal! Second, gret info on bandit signs. So many of my cash buyers come from bandit signs I place. I always keep track of where people see my signs, and move them accordingly. I also keep track of what verbage is working and change things up.

Bandit signs work!! Everyone should use them, yes there are bandit sing police but look at the potential profit from them!! Just Do it
