Other than driving and finding vacant houses, has anyone found a more efficient and economical way of finding vacant houses. Any lists out there from direct mail companies, etc..?

2.Your realtor should be able to send you some

3.Bandit Signs...we are such a fan. It gets your phone ringing. You will find there are lots of people out there with homes that are vacant

4.Call on for rent ads. We have bought houses from retiring landlords this way

5. Ask your mailman. Tell him you will offer a bird dog fee if you get a deal Smiling

I offered my help in a previous message and included my contact information. Which I learned that we are not allowed to offer that level of assistance within the forums.
I spent years in database management and research, I have access to the list of Zombie vacancies in the USA and I have personally found them to be about 80% accurate. One of the biggest challenges with this list is that frequently the owners have know idea that they still own the home so you have to overcome that.
But if you think you would like this information you will need to PM me.
Other that that I too an a bird dog fan.

other than the MLS

Unfortunately there is no specific list of vacant properties outside the MLS. This is why connecting with bird-doggers and individuals who have jobs that take them in and out of neighborhoods help. My daughter is a CNA - she visits her patients in their homes so she is driving through a variety of neighborhoods on a daily basis. Think about who you know. The mailman idea was a good one as well. Let them know that you'd be happy to pay a referral fee.

Out of the box way...

One way I have found to help me find the vacant properties in a certain area is to contact the ordinance enforcement department at the city offices. These employees are always on the lookout to find the houses that do not conform to local city ordinances.

I used to work for a local government in a different department however; I knew the ordinance enforcement people and they certainly had a list of the vacant and unmaintained properties in the area. You will probably have to build a report with them. A good start would be to take them a box of donuts or something.

Don’t be overbearing. Some people might be reluctant to give you this information. Just tell them if you can get the addresses of the properties from them you will do the rest.
