Are You Trying to Reach Today’s Prospects with Yesterday’s Marketing?

First, yesterday’s marketing still works, so don’t freak out. Those classified ads, bandit signs, business cards and bulletin board notices all still work. Some investors are partially reaching the new prospect pool using a website or blog, but some haven’t really wanted to learn about blogging or setting up a website and creating content. It isn’t easy and takes some time, though it doesn’t cost much. There are other ways to reach today’s highly mobile and Web-connected prospect though.

Facebook: Of course, we all know about Facebook, and it can be a good resource for the investor. Using Facebook ads, you can target your prospects. An example would be renters in the younger age brackets, those who used to be first-time home buyers. Doing an ad setup, the 180,000,000 Facebook user base was taken down to just 17,600 prospects in a certain city and age group.

Twitter: Do a search at http://search.twitter.com with the words “home for rent [cityname]” and you’ll see that Twitter is a popular place for advertising rental properties, and you just may catch a Tweet by someone searching for just what you have available.

LinkedIn: LinkedIn is a more business-focused social site, but this just means that it’s a very good resource for you to make contact with other investors, title companies, real estate attorneys, estate managers, REO managers, etc. There are also real estate investment groups with discussions you may find interesting. Placing a good profile of your experience and investment track record could get you noticed by the right people to grow your business.

Google+: Google+ has now surpassed Twitter to become the second largest network out there. It’s a great way to avoid the whole website/blog issue, as you can create a Google+ business page or even a Community easily. A search there shows many real estate investment communities already in place, and you may want to join one or more of these.

Automating posting to these sites: The first reaction is usually something like “who has the time for all of these sites?” Once you’ve created your profile and pages/communities on these, there’s a fast way to post to every one of them with a single entry. Using Hootsuite.com, you can set up these profiles and enter a post once and have it sent out to all of the sites. You can even schedule posts ahead of time. Check out your opportunities and start reaching a huge audience you may have been missing all along.

Claim Your Free Online Real Estate

All investors want to own property, and expect to have to pay a lot for it. But there is Real Estate that is Free, and people are not claiming it or making money from it. It is called Virtual Real Estate online. And the FREE version is the social locations that have been mentioned above.
I want to issue a challenge to each of you. You should already know what the name of your real estate business is, if you don't, then decide on a name in the next 48 hours. JUST DO IT!
Once you have decided on that name, go to as many of the social sites--facebook, twitter, linked-in, pinterest, google+, etc., and claim your free real estate location there--it will have an address, so it really is real estate. Now you can build on your new free real estate slowly or quickly, it depends on you, but if you don't claim it, you will never get started and someone may take it before you do.
Hope I have made my point here--YA AIN'T really an investor if you don't claim your FREE REAL ESTATE ONLINE! Do it in the next week! And then start building on it to make money, by posting a profile, stating what you need and are looking for, blogging, emailing, connecting, friending, tweeting, etc.

Don't Be a Secret Agent

First, thanks spellbound for your positive comment.
There are two things you cannot be and be successful in real estate investing. First, is you cannot be a secret agent. People have to know what you are doing--the more people, the better, because we don't know all the people our friends and associates know who could be helpful to our business (and we could be helpful to them too). This has been one of the great benefits of social networking on line. Where else can you add multiple new friends and connections every single day, from home, in your bathrobe? People use the internet and the social sites to disseminate information and to find information that helps them and their business to grow. Refusing to use these sources for new links is equivalent to acting like a secret agent.
The second thing you cannot be is the Lone Ranger. Failure to properly build a team or professional relationships with your cash buyers is like shooting silver bullets into your feet, it will slow you down or stop you. I think that we fail to emphasize the importance of building money relationships. Having a list of qualified cash buyers, and feeding them properties builds a relationship that can graduate to them becoming your private lenders or even partners on future deals. Until you have proven yourself to them to be trustworthy and able to deliver, you will not be able to use those money relationships in other ways. But by feeding them some properties where they make some money you pay your dues, build trust relationships, and will reach the point where you can go to them for money for deals with a strong likelihood that they will be happy to assist you.
One last point in regard to not being a Lone Ranger comes from another mentor of mine. Many people claim that they do not have the time to really be successful. File this quotation in a prominent place: "The Solution to Time is Team." You don't have to do everything on your own, but you need the right team to help you. Read "The Four Hour Work Week" by Timothy Ferris if you want an example of a person who has mastered the use of team.
