I Need Help Marketing To Buy & Hold / Landlord Buyers

Hi DGers,

I need help. I need to find buy & hold buyers, landlords, investors that want to ADD sfh rentals to their portfolios - you know who I'm talking about. And I'm coming up dry as a BONE!

I have already:

- gone through my buyers list and still send them the properties
- offered them to bird dogs to find buyers
- offered co-marketing
- placed Craigslist ads
- placed ads on dozens of sites
- created Postlets
- called landlords (seriously!)
- talked to realtors
- joined REI groups and talked to them
- joined multiple online REI sites / clubs (obviously here at DG also)

I've got nothing. I'm at a loss. And I don't understand. Maybe I'm too close to it to see my problem...that's why I'm appealing to you all here! Smiling

And what I really don't understand is that these properties are generating 13-15% CAP rates, they're all rehabbed and occupied, they're managed - all they need to is find a new owner to put them in their portfolio. These aren't the BEST properties in the world, but EVERY property has it's place and these are profitable. I'm just drawing blanks at this point.

I'm open to all opinions and suggestions. Like I said, I think I'm too close - can't see the forest through the trees. I appreciate your input all.

That is one word I can recommend !! I would also ask ... Show me your EXACT elevator speech and wording in your ads buoy just may have to tweak it. Basically u need to find a buyer through your already learned sources but this time FIND EXACTLY what they want and exactly where and exactly how much. Good luck jake !!

I would expand on the talking to landlords part. Ask a realtor friend to search for all cash sales within the past 90 days. This will give you the property addresses, whereby you can research who bought them. If someone is buying with cash, then they maybe an investor that has other liquid assets. Also, while searching county records, watch for the same name coming up on property ownership (i.e. alphabetical owners search). This gives you a list of property investors. Then send them a letter.


you forgot one

I don't see on your list of things you have tired, "bandit signs", if you need to get it gone fast put out a sign with the price and you should get some calls and even some new investors, but don't just put out 1 put out a good amount. The last time i put out bandit signs i got about 250 calls in 1 week and it became a full time job just to answer the phone.
