Give out coupons at your Open House:

>>We'll throw in a brand new appliance of your choice! What would YOU like new? Stove, refrigerator, washer, dryer, a NEW TV?? Let's talk!
>>Seller will pay buyer's closing costs!
>>We'll pre-pay your heating bill for next winter! Don't sweat the cold!!
>>We'll make your first 3 mortgage payments! Take a breather while you're settling in!
Some of these things might have to be checked out for legality in your area, but THROW SOME IDEAS IN HERE guys! The more the merrier!

How about a coupon for free lawn care through the summer months? Or a half off lawn service for 4 or 5 months. Then you get with a lawn care service and find out their prices for the yard you are talking about. Somehow roll the price into the home price and pre pay for the lawn care on closing day.
