Hi Jim,

I would shoot an offer for 60K. The trick is put out as many offers as your agent will allow you.

Side note : Do not let your agent dictate what to offer. Call the shots since you are signing your name in there and you are the investor.

Okay, Walter - I read DG's book this weekend...I want a piece of the pie.

Update me - I know you posted the 50/35 comment...along the line of Matt's 25:1 concept. What is your status since starting ...?

What was your first mistake? (so I don't make it)
What has been your best move thus far?
