Real Estate Marketing On Steroids; Farming Expired Listings For Increased Profits

If you're not farming expired listings you're missing out on one of the best real estate marketing strategies going...and a major source of income. Why? Well, there are many reasons, but I've distilled it down to 4 major ones for the sake of brevity.

An expired listing is one of the best strategies for marketing real estate.

1. Farming expired listings is easy to do. It's as simple as logging into your Multiple Listing Service (MLS) or another desired source you use and doing a search of expired listings for any time frame you want. Go ahead - try it right now. It's simple, easy and near effortless!

2. Expired listings are some of the hottest leads you'll ever have - each one is a known and motivated seller! When a listing expires it's usually not a good thing, for the owner.

Some owners have to sell because they're moving to another city and state to start a new job. Others may have to sell because they were "down sized" right out the door! Still, some want to sell because they're transitioning into retirement and are trying to lower their monthly living expenses.

In many instances, no matter the reasons, they're more motivated to sell than they were before!

3. Sellers of expired listings are often more realistic about price and terms the second time around! Good agents can leverage expired listings to better prices, terms and conditions. Astute Sellers are quick to understand that they may need to give a little on their asking price, or sweeten their listing by providing other financial incentives to sell their properties.

The more the Seller is willing to "give", and they will, the more desirable their new listing with you will be, and the more likely you are to get it sold!

When Sellers insist on overpricing their listings you can politely decline them (which will shock them like you wouldn't believe) knowing that more opportunities are just a few mailings away! Sometimes the Sellers are so stunned when you decline their offer to list with you they'll start back-pedaling while trying to give you what you want in order to list with you. After all, how many times have you actually declined a listing?

4. Most real estate agents do not farm expired listings - they assume that someone else has already converted them to new listings. But they're wrong. Sometimes nobody is going after them!

I'm constantly amazed at the number of agents who know that expired listings are worth their weight in gold, but never market them.

Go on and try it out for yourself. Go around your office and see if any of your coworkers or other members of your REIA are farming expireds! But do it quietly! You don't want to give them any ideas if they don't already have this one!

What you'll find is that few, if any, are farming expired listings. Instead of marketing real estate in this relatively stress-free way, they're hung up on complicated real estate marketing schemes that cost a bundle of money and deliver little return on their investment.

It's the most incredible thing I've ever seen. Even veteran agents, who should know how valuable expired listings can be, don't farm them. In the end their failure to act is your gain Eye-wink

So, if you're not farming expired listings you ought to seriously consider it. Don't continue to be one of those agents or investors that assumes another agent/investor has already secured the listing. Instead, be the one that actually converts the expired listings into new ones!

It is my experience that when you send letters to expired listings, you have a heap of competition. You have to think of who all has access to that list. Every real estate agent is taught that tactic and is one of their main tools in their bag of tricks.

Plus most of the expired listings will wind up renewing as soon as the agent and owner have time to meet up and sign the documents.

I tried mailing to expired listings with postcards and letters tested by some of the top gurus and some of my own letters that were proven to pull well and the expired listings were one of the worst response demographics I have ever mailed too.

Maybe I did something wrong but the list didn't do us any good.

Do you send these owners a letter?

I know you are talking from a real estate agent standpoint. Is there any techniques to use with expired listings as an investor?

is this agent access only info

Is this info that only real estate agents have access to or is there a way for investors to get this info as well just by asking a local agent for expired mls listings and then they just give you the info about all the listings with in the past 30 days more or less.

You will more than likely discover that these Sellers are probably going to be more Flexible because they are more MOTIVATED than they were when they first Listed, for the first time (our "ideal" kind of seller).

I would love to see a sample letter. Just tips for wording so I don't say anything wrong. Is there a sample in one of the books?

jmb posted this on another topic. I figured I share it with you guys too. Its pretty straight forward and can be easily tweaked to fit your style.

3- Make sure you skip lines like I have it written so its easy for them to read. Remember red ink!!
You do not have to put your cousins name, it can be brother, wife or whom ever. It just makes it more personal using a family members name.

4-fold letter into fours and mail in a wedding invitation envelope. On the front of the envelope just put owners first name and address. It makes them curious that you only put there first name.

5-On the flap of the envelope put your return mailing address label. Just your address on it, not your name. Once your letter is inside and envelope is addressed, just tuck the flap inside, DO NOT SEAL!! This way its easy for them to open.

*Remember yellow legal pad, red ink on letter and envelope except your return label, and tuck flap of envelope in. This letter has an insane response rate, due to the curiousity factor and simplicity.
