I need 5 more cash buyers by next week!

Ok, I am supposed to have at least ten cash buyers on my list by next week at this time. I already have 5, I need 5 more. So here is what I am asking my oh so nice DG.com family!

WHO HAS CASH AND WANTS TO BUY IN THE SAME AREA AS MATT LARSON?

I need 5 of you but I will take whoever wants in!

I currently have offers in and I am waiting on responses.

I am putting in 7-10 new offers a week and then re-submitting un-accepted offers every two weeks!

I am also going after FSBO's.

All of my offers are at least 65% ARV minus repairs!

Hi Lane, could you let me know how you are getting your properties? I have problems finding the kind of property that my buyers are looking for and I need to know if I am doing something wrong. Maybe I am looking on the wrong websites and its not giving me accurate information. Can you give me a good website to look up information about properties? Thanks for your help.

How do you screen your buyers and have you had any accepted offers yet???

The buyers I have right now are ones in my local area. I have met with all of them personally or talked to them on the phone many times. They are rehabbers, they buy with cash, rehab the property and then refinance it and use the profit to buy the next property. I qualify them by getting to know them and trusting them.

OK lane why do the cash

OK lane why do the cash buyers have to be limited to buying where Matt Larson does business? Are you pushing for his product.

have all of the proper agreements in place but as far as making sure they actually have the cash, it is all trust and developing a working relationship with them.

They can buy anywhere, that is just where I am starting out. In the Quad Cities IL/IA. I live right here and my leads are here. I am starting small and then will move into other areas. Jim I recently added a very secret weapon to my team. Outsourced some of my duties and I am expecting a high yield!

I am not in any way

associated with Matt. I don't even talk to him. He is hardly ever here, he has a system that flips properties without him being involved. I am just saying that the Quad Cities is a very hott area to invest in right now! Dean bought ten properties himself here in December.

I know exactly what you are saying. I don't want to be piggybacking off of that persons name. I need to make a name for myself and have people want to work with me because of me and not because of someone else. The main point I was trying to get across is that this area is a good one to invest and whoever wants to can contact me and I will start feeding them properties. I hired a new secret weapon to my power team today.

Word of caution Lane to add onto what Jim said; you might want to learn how to talk to people. That more than anything gets and keeps clients for you; houses come and go, but if you can't covey your thoughts to and rely on someone else, guess who the buyers will connect with???

And while there must be a level of trust, don't be gullible and afraid to ask for their POF and corporate docs; it shows that you might not actually be gullible and might save us from listening to you crying on here over a lost deal
