Newbie question

Newbie question

Hi,

I am a newbie and I just got the book "Profit from Real Estate the right way" about 5 days ago. Read it back to back the first day I had it which is no small thing since I work 8 hours a day.

On the weekend I worked on my online networking and decided that I needed buyers first. I posted to craigslist my little buyers ad yesterday. Surprise Surprise I got a response already today. It was someone from a real estate company asking if Their company would get a commission if they supplied me with a qualified buyer... ok this went a little fast for me but I winged it and said definitely and to email me the details of the commission and we can see if we can work together.

I also got a response from a real estate agent from the many emails I sent out saying he would be glad to work with me and to call him night and day.

I have three problems.

First I am having a hard time even knowing where to get contacts for actual mortgage brokers as I am trying to do it online...??

Second what kind of commission would I give someone supplying me buyers and do I make it a condition upon sell of a home..??

How to find mortgage broker online or am I going to have to do the footwork..??

I have searched for these topics but have not found anything...

Ask the realtors who they are using for their investor clients. If the broker is good at getting investors approved, that would be a broker to contact.

No, the investor would be

No, the investor would be someone like you. A borrower who is purchasing a home, but will not live in it. Your broker needs to be experienced in getting loans for people who purchase homes to rent out or flip to another buyer.

Ok I think I was seeing it wrong because I was thinking in a different frame of mind.

These are questions I should be asking before I even get into the talk about commission right??

But, what would be an appropriate commission if this broker can deliver??

If I am going with the view of locking down the contract and having a sellers list that I can use to fill the contracts then is their really a need for my broker to get loan for me??

I truly got what you are saying now.

The realtor (Real Estate Agent) may be able to recommend a broker (mortgage broker) for the investor Client (me).

I am sorry again I didn't see what you were saying.

First of all

you are not a newbie, you are an investor. Tell yourself that from the very start. Second, get the books and research on this site about assignments of contract and bird dogging. These are the two best ways to start out because they do not require a single penny of your own money down. Any other questions just ask me.

I am going to reread assigning contracts as that is the way I want to go to start. But I don't think I saw anything about bird dogging. What is that?

Bird Dogging

Find a home that is NOT I repeat NOT listed on any kind of FSBO website or listed on the MLS. Tell one of your buyers about it and if they make an offer on it and close on it then they will pay you for telling them about the property.

Drive

through your neighborhood and look for boarded up houses, for rent signs, for sale by owner signs, vacant properties overgrown with grass and newspapers laying all over. Any property that does not look accupied. Right down the addresses and pass them on to your buyers.

How to find buyers.

Find a Keller Williams or a RE/MAX agent in your area that is familiar with investors. Have them pull a list of the properties that were sold for CASH in the last 90 days.

Go to your local assessors office or website and look up the property address and find out who owns it now. Right down every name you find. If the same name comes up more than once, that is a major buyer in your area. Contact them and ask them if they are looking to buy more and ask them if they pay finders fees and take assignments.

Find your

local Real estate investment club and go to the meetings. There are cash buyers there and seasoned investors that will tell you anything you need to know about REI. I have to go for now. PM me with any other questions you have. Trust me you will have many. The information will overload you at first but it is very simple once you understand it all.

Lease

Options are also a great way to go. The simple breakdown on that would be you getting paid up front, in the middle, and in the end.

I suggest you ask karen (kareng) about L/O's or either Trustpoint (Bill). They have a good bit of knowledge on the subject!

I do want to ask though.....Do you have a good buyers list? I see that you posted that your broker/agent could supply you buyers but only for a commision. There are plenty of great and easy ways to get buyers but if you're more comfortable with your agent supplying them then by all means go for it.

One more piece of advice I suggest you get "Your Town Your Real Estate Profits". Definitely has A LOT of good information to get you in "the know". Lol!

To Lane's Buyers list comment.......When asking for those listings make sure you ask for the FDR=Full Detail Report. It will greatly help with a lot of extra KEY information.

I love these new and innovative ways that you using to get more buyers! The idea of going to the county assessor's websites and typing in LLC, INC, etc is a very creative way to find those buyers. Those of you that are not having success with this idea Lane shared, then do what I found to work: Be sure you are researching the areas of our market that are currently HOT SPOTS! If you try this in a town that is not actualizing much potential YET the results will probably produce only a handful of names. I did this very idea in Nevada's hot markets and boy, I got a list from heaven!

You forgot to mention...

...that if you are going to be bird-dogging/property locating, make sure you cover yourself with a non-circumvent agreement before giving out properties to potential buyers. Otherwise you will not have anything to protect you from them going around you and dealing directly with the seller. Smiling

It is hard to know where to start. I really like the "county assessor's websites and typing in LLC, INC" suggestion. That is something I can do right away...also the lease options. Lane you are so awesome....to the how to find buyers I am guessing that a Century 21 agent would do right????

In the real estate business, NEVER assume " that a Century 21 agent would do right????" You need to ALWAYS be vigilant regarding research as it only will hit your pocketbook. If you don't like the results you are getting, move on and find a new team member. Also, if you really want to be an investor in this field, you need to know how to do it yourself before you can oversee someone else's results.

On an off point

I have tried some books before a while back and it made me feel that all books and programs were a scam just designed to get your money.

I have always felt like I am more than a 9 to 5 and feel somewhat stifled through the years.

But have been hyped since receiving this book. I feel hope again and feel that I have a new focus. I really think I can do this. This book offers you all kinds of tools and resources (this forum being one) just to add to the information within. To think I almost talked myself out of it that morning I ordered it. I don't dare tell my family because they will tell me I am being sucked in. So, I am going to study it more to put more game in my plan. I can feel something good coming on....

Went to the Assessor site and thought I struck out. But, there was a dropdown box that I clicked on and selected "contains" and bam. Results like I wouldn't believe...

This is definitely something I am going to start work on tomorrow. Unfortunately, got to go to bed so that I can get to work tomorrow.. Soon as I get home I am going to start researching to get my sellers list booming.

But do got a question.

What is the best way to contact them...I am sure you are going to say by phone rather than email. What department are you looking for??
