I finally got my first buyer in my buyers list today! YAY! It's actually a milestone for me so I'm very happy. I was so nervous calling the person but the conversation turned out great! Even though he's the only one who replied my craigslist ad, he made it to my buyers list! I must admit it was nerve racking calling up a potential buyer not knowing where the conversation would go.

I've seen many encouragements throughout the forum so I want to thank you for anyone who encouraged one another today! Laughing out loud Keep on plugging along DG family! Now on to my 2nd buyer!

As Steinway said above, the first step is the hardest. I remember, just last month, returning my first buyer's call! But once I got past that, it became easy, and I was then able to turn my attention and focus on other aspects of the biz, like how to make good offers. Good luck and continued success!

Letters to cash buyers

Wow those list of people from your realtor is precious! Can you just call them up instead of just sending post cards and have to wait for days for answers?

Update: I just had my first talk to an agent today. It was nerve racking!! But she was nice and she said she will send me list of properties that fits my criteria.
One thing I wasn't certain was whether I should tell her I'm doing assignments right away. I told her I buy in cash. Should I tell her? If so, I need to let her know asap. What else should I tell her?

What to say...

Congrats on getting your buyers list going!

You do NOT need to tell your REA that you are assigning deals. If she does not quite get what we do, then it could turn her off. If she DOES get what we do, then she won't care anyway. as long as the deal goes through, then she will get paid.

Thanks guys! I'm taking Valerie's suggestion and make this as my journal haha.

So I DID go to see houses on Saturday for the first time ever as an REI and it was accelerating! I was very nervous because this was the first time meeting my REA too! I must say the whole experience was very rewarding. Even though at times I didn't know what I was doing but I had a general ballpark of what's good for investment.

I did encounter an obstacle as the agent told me that I need POF in order to make an offer. I then spent the whole Sunday researching what POF is about and asking as many people as I can and flipping through forums. Not until today that I felt a little sense of relieve as I finally figure out what my options are. I must say I'm a little slow at times in grasping a new concept and feeling panicky. lol.

I'm also pleased that my phone plan had now been updated to UNLIMITED talk and text. I purposely switched to this plan as I know I will be talking a LOT! haha And I already am!

Tomorrow I'm going to meet a broker one on one from the REI Club I went last week and I'll attend another REI club on Wednesday... busy busy busy! Smiling

Offer

Today... I had finally have the gut to ask my agent what to change on the offer and to submit it. "and / or assign", put in contingency clause with 30 days. It is until now that I reveal to him that I will be assigning the property. Therefore I hope that he will follow my instructions or not dodge! lol. I tell you, every "first" is nerve racking. But until you do it, you never know the result.

Anyhow, aside from that, I got another response from my craigslist ad today. This one is interesting because she is a bird dog and would like to help find properties for me to sell.
I also found out that one of my friend who is a real estate attorney is currently living in Texas! I just emailed him and see if he would like to help me in this venture.

I'm glad I'm making progress everyday and learning. Smiling

My heart is also heavy this week as it is also the remembrance of 9-11. My heart is with all the victims and their family and friends.

FIRST OFFER

I had submitted my FIRST OFFER! It's a milestone for me.

I'm now aiming to find an attorney as I've read that it's important to have a good investor friendly attorney on your side. Plus I'm also in need of a mentor or coach that I can work with side by side or to shadow. Smiling Along with keeping up on building my buyers list and property search. Lots to do! haha.
