Well I told her we are not working out. She admitted that she had to do things that make her money, and couldn't spend time on things that didn't. We've barely started and I've only asked for three things from her. She gave me one after always promising that she would send on such and such a date. I even gave her after that time, and didn't complain. So yesterday, I had just had it. Time to move on to another agent. I am thinking for the time being I will just call when I want comps and tell them I am interested in the property. If they ask to many questions I will just deflect or move on. It was a complete waste of time to keep getting promises and no delivery.

Tammy, I think her actions were a hint that she did not want to work with you in the first place. No one was fired. Do you think she is sitting in her office going "Oh no, I just lost a huge account??" Prove yourself and agents will run to help you! This is just business in the real world.
You said you are going to change your strategy and I think that is a good idea.
Remember to treat the agent with respect. You are teammates, not employer/employee. Their time is money, this is what they do to put food on their table. Your presentation needs work. Put yourself in the agents shoes.
You should have 3 to 5 agents that will work with you in less than 10 days.

But the mentality on this site of 'training realtors' and 'they work for us' and 'we can make them more money than ever before' is quite simply &^%$#@. Not saying that is you, but instead of expecting them to do all this work, put some time in yourself and then have them do the tail end of things.
I mean if you see 5 properties, do your research on those 5 before you call the agent(s) on them. Get specific info like lot and house sizes, zoning, taxes, etc and bring this to their attention so they know you're serious and not another 'no money having investor'. Trust me, we talk and know who's who.
If they bring up financing, there is no getting around it; you either tell the truth upfront or lose a potential home in the process because you won't get within 2 feet of that house again if you lie or mislead.
I see you have it in you, but just work it a little differently.

To do all we can do without their help, until we need it. If it were that easy to get access to the mls for comp research, everybody would be doing it. Some realtors may even go so far as to give you the lock box code so they don't have to be there with you to check out the house.
The realtor should've been up front with you if they didn't want to work with you. And yes, they should be regarded as a team member not an employee or employer. You know what you want, it's just knowing how to say the right things to the right people to get what you need & benefit others. I bet Lane can relate to your experience, since it happened to him.

I dont have one on my team..I have called so many and none of them fit in the circle with me. I do still talk to them but I only use them to find comps for me after I find a couple properties I like..I just had my first agent I talked to came to my house about a Hour ago and wanted to know what she needs to do to help me so we can make money..She said she needs to make money she was thinking about getting a different job but she loves real estate..So I think she might work with me again we will see

Your best way to both increase your knowledge AND get a good realtor on your team is to educate yourself. As Dean so enthusiatically says... YOU need to think differently. There's no reason why you can't drive by the house yourself, get a great feel for comps, pull some research off the internet, etc. In short, the more you educate yourself, the less you will depend on anybody else, including realtors.
When you bring some knowledge to the table, you will be better equipped to make decisions, with or without guidance from a realtor. This is YOUR future, and it means more to YOU than to anybody else.
My husband and I are on our 5th or 6th offer on bank owned and short sales... it was our choice to pass on the 3 or so that we got accepted by the seller, because our knowledge of the market said... ummmm...market still declining... margins getting a little slim.... keep looking!
These decisions were based on stats available to everyone. Use them! Use them often!!

is more like it! She shouldn't have kept telling me she would give me anything if she had no intention doing so. Instead she just kept telling me she was "checking" up on what I was doing. Didn't need anymore BS. I will find a new realtor plain and simple. I had done my homework and didn't complain to her on the multiple occassions that she said she would give me things. She should have been upfront with me. I treated always friendly and professionally, and I expected the same especially since she was supposed to be my friend.

My realtors know what I do and what I want...period. They also know I respect their time as they respect mine. They only send me properties that meet or exceed my criteria. They bring me in great deals!! When I win, they win!
Time is a very valueable assett, when you're out of Time, it doesn't matter how much Money you have.
most new REI that I have run into, expect to be spoon fed answers, deals, funding, contracts, buyers/sellers and everthing else as if they have a sense of entitlement, just because they purchased a book or two and maybe even a REI course, or maybe this is the new 'norm'.
Get off of it - NOBODY owes YOU nothing, even though everyone wants to help you, they cant do it for you.
Join the Success Academy or get a mentor.
YOU have to WORK at REI, gain the knowledge by not just reading books and course, but, STUDYING them, over and over and over. Doing this will help eliminate the FEAR that is stopping most of you from taking action, because you WILL have the knowledge and NOT guessing.
This takes TIME and Commitment. If you don't have these , quit now and go get a job.
NETWORKING & Marketing is one of the biggest keys to succeeding in business. You need your Power Team.
Boots on the ground- get off you butt, attend REI clubs/meetings, call I buy houses and for rent signs, GO to auctions and talk with the CASH buyers there that are bidding. Visit your county/city office bldg, ask whats new in developement in the area- who's building what where.
You have to learn YOUR market- house/land values,rental rates, areas of growth, changing neighborhoods,most sales area, how to evaluate a property and repairs, how to make offers on properties and presentations to your investor buyers, how to qualify your buyers/sellers and properties.
Use monopoly money to 'play' on a deal and watch it to see what it sells for, what repairs were done and if you were on the right track or even close, with your assesment of price,cost and profits- that way you'll know one way or the other if you were right or wrong without losing real money.

All that stuff you stated above sounds like this is real work where you have to think outside the box and use your common sense!! This is where the 95% fail. They think they can do this without help or making an investment in education ( not some 3 day deal) or get a mentor that holds them accountable while training them. Cheer leading can be OK, getting advise from people that have only read books and attended seminars and webinars can be HARMFUL.
Wait till they actually do a rehab themselves and have to deal with contractors. They think agents and banks are a pain!!!
All new investors should join the success academy! A full year of training and coaches to call! While doing this they should employ a mentor that is invested in them doing deals, not selling further education and still leaving it up to the student to do everything anyway.

Mistake #1 Don't risk a friendship or work with people as "friends" This is business pure and simple. Hard core, thick skin stuff. Every one must be treated fairly and compensated for their work in a professional manner.
Are you familiar with the 4 basic styles of communication and which one is the ONLY effective style?
You did not use it in the relationship you described.
Find a property, then the realtor, say the right things, on to the next.
