I needed to market for buyers again. I thought this might help me get buyers. Would this work? Do I need to change the wording? If anyone can help me, that would be appriciated.

The link will take them to a form that they fill out from the "qualifying an investor" questions I placed on the site. I was thinking this might help me by getting cash buyers comming to me. Will this work? Thanks
Your ad sounds really good. Try it and see what kind of response you get. If it's not working like you'd like then switch it up! But it's worth a try.

Well, I got no hits yet from anyone. I don't get it. No cash buyers out there? What do they want to see in an ad to get them excited or interested to leave their info?
The only thing I would suggest is losing the phrases "I will have properties pending soon," and "on contract." I know alot of buyers won't contact someone if they sound like they have no inventory. I'm not saying lie to them, I'm just saying don't advertise that you have nothing lined up yet.
Keep the focus on them and what you can do for them, and like I said in your other thread, make sure you're looking for buyers in person in your market as well. You'll be surprised how quick you find them just by asking RE professionals in person: "Do you know any multiple property investors?" Once again, best of luck to you, and I hope this helped...

I love that you are using a website to capture their information. What a great idea. However, I agree with Alpine that most will not sign up if they don't think there are any properties right now. You always want to focus on what you have to offer and not what you don't have.
Some suggested language is to say something like "Get local Investment properties emailed right to you. Sign up for free and receive super, local deals immediately as they become available." This is just a suggestion but they idea is to advertise that you are making deals available to them, not whether or not you have deals right now.

I like your ad and I also think it's smart to capture everything through a web page. I definitely will be trying that as well so thanks for the idea. I too use craigslist to market for buyers. I received a good number of calls when I offered how I could help and what it is that I did. Here's 1 example that worked for me. I actually got part of it from deans book.
"Stop spending all your time looking for great deals. Let us do the legwork for you! We find great properties for investors and cash buyers. "

I think you are on to a good marketing technique. I noticed you only gave it one day, so hope you didn't give up. I intend to try this too, you have a good idea in how you set up the website. Let us know if it started to work for you. Or put the ad on a couple different cities.
