I am a buyer and I'd like to find good wholesale deals but don't know where to start. Currently, I'm simply buying short sales and foreclosures and its been working great for me. I like the idea of wholesale bc I may even be able to purchase the homes even cheaper... Any ideas?

Your post shows the value to the rest of us of actually building and maintaining a good strong B U Y E R S list.

You split a Wholesale fee (and got paid!!) because you had a buyer's list with REAL honest-to-goodness active cash buyers. Someone else found the deal, negotiated it, and locked it up and came to you for help selling it to the ultimate buyer. Congrats.

Now to the rest of us, this is not the first time that Michael has gotten paid because he has and maintains a solid bona-fide BUYERS list. We could all learn from Michael's example and work just a little bit each day to build and to add to our Buyer's lists. This is not a static list; it must be cultivated and maintained. However it isn't an 8 hour a day job either. So for the rest of us, let's all go build our BUYER'S list.

You are so right! A strong buyers list is 50% of the REI equation. But in the meantime you MUST acquire the skills and build a team that allows you to get properties under contract yourself. I don't think I could make a living co-wholesaling. This is just another strategy to make money! Filler, so to speak. It only takes 1/2 of the REI game like you said. A strong buyers list!
The other and most important 1/2 is having properties to wholesale, fix/flip or hold. With out our "product" everything else is a waste of time. TRUE IN ANY BUSINESS!!! This is also the most difficult and time consuming part of learning and team building. This is the area that most new investors never get past. ACQUISITIONS!!! What is a REAL investor deal, how do I acquire it and how do I or my buyers make money? Then the ability to present this deal to your buyers or lenders.

How do you learn all this stuff? By making multiple offers! How do you make multiple offers? Have your team and systems in place!

CONGRATS !!!!What number is this now, lol? I'm happy for you and your success. I'm not there, yet. But I'm doing all I can to get there. It's taking me a little longer, but I'm not stopping. I have always kept a journal, so writing in it every night to see what I need to do the next day to keep me going.

I recently seen someone I hadn't seen in a long time. And of course I told her what was doing now and gave her my card.....

This lady look at me.....looked at my card, and said to me, " I can't believe you hadn't done this sooner." She told me "Finally, you know, that is so you." She wanted two more cards to give her 2 nephews--one is a CPA and one is doctor (wife of his is a court reporter)---

That was so sweet of her to acknowledge how she had known me for so long. Although I don't see her much anymore, she's known me for over 30 years. This is me. Is it taking me too long? Sometime it feels that way.....but it's going in the right direction....And that's great.

I'm working the buyers list, and finally.....it looks like I might have 2 great realtors from 2 totally opposite areas( still too early to tell). Their responses - though a little slow the first time either one sent me an e-mail, but since then, both have been spot on.....one was working this morn.....sent me 58 mls prop...spot on. Happy about that....

Anyway, just wanted to say.....great start to the beginning of the month for u...so happy for u !!!!

I won't say "g'job!" Michael, because you the man, but thanks for sharing. What you did is a good way we wholesaler/rehhab-ers can help each other. Often times newer wholesalers don't have enough types of buyers and we can share deals and split-- good for everyone.

I'm doing the opposite right now with my rehabs; I sent them out to all the wholesalers who have recently contacted me to give them a go at selling the deals-- to anyone! They're eager to get a deal under their belts and a split does that.

If you work a 40 hour week, 50 weeks a year one $2,000-in-an-hour deal per month increases your hourly rate by by $12 per hour-- more than many people make to begin with!
