Congrats on your success! Maybe you can share the steps you took to make this deal happen so other in that area who are having a hard time can follow your lead. I know deals happen there all the time, but it is always great to see when people doubt it will happen then it happens! As a coach from Dean I hear all kinds of things about NY and NJ since they are so close together and I know wholesaling is perfectly legal and able to be done there as your case in point. Keep up the good work.

That is great to hear. I was absolutely terrified to try in NYC. I moved from there about 3 months ago to Nashville, TN. I have a 2 house deal working right now. 1 owner, 2 houses, 2 buyers, 1 me.

Hi there thanks for the great comments. This deal was not on MLS, the deal came from a attorney who I have networked with. I set it up as a joint venture as the contract was not assignable but we did a partial assignment, meaning I stayed on the contracts and added the buyers (added after I and seller signed the contracts). When closing time came, buyer showed up with the money to close and deed was put in buyers name. I had a partial assignement contract written up and signed before closing. Buyer ran title and I initally put down payment but was reimbursed as stated in the contracts.
My adventrue started with the Success Academy and from there I was able to buy and hold multiple properties out of state and now my focus is shifting to buy and flip and wholesale in home state to buy and hold more out of state.

Great job! You show that there are multiple ways to do this. The deals really ARE everywhere.
