Pessimist turns Positive through R/E deal!

I know I have posted previously that my significant other is a real skeptic and can be very negative. Well, he has slowly become more positive about me delving deeper into real estate, and came full circle Christmas Eve.

I recently became obssessed about finding a property in Florida..the ice storm in Ohio did it. For about 20 hours straight, I sat and researched realtor.com and saved over 100 properties I thought were deals in a good area. I was still having a hard time however, getting him to sit down and look at them with me. I finally got him to agree to look at my research on Christmas Eve and have received the best X-MAS gift ever, a happier, "alive" partner whose outlook is 100 times brighter.

The first one I showed him (after I figured out it must be on water and have gulf access) piqued his interest (and then HE became obssessed). And this is crazy...while I was showing him this particular listing (that I had saved from 2 different sites), the price dropped 30% when I refreshed my screen(I swear, I about sh--I thought maybe the wine was playing tricks on me.) Not so, I called the realtor immediately as I figured if she didn't want to work on X-Mas Eve she would not answer the phone. She called us back within 10 minutes and told us she just got the listing and just marked it way down with approval of the bank earlier that day.

Long story short..we wrote the offer (pushing the bank to boot, for a quick answer to try to prevent a bidding war) and then were given only 5 days to inspect upon acceptance. Thus, an expensive 2 day trip to Ft Myers. We've been in sort of a whirlwind ever since as this was very spontaneous. I feel pretty sure we got the best deal in town for the access and amenities and doubt we would have gotten it had we not moved quickly.

While this deal is not going to make us much money as truth be told, it will probably sit vacant a lot, (which will make me crazy so I am now picturing my perfect partners who I can sell a share in the deal to ) it is going to bring so much joy! And I just know this is a MAJOR step in the beginning of a tranformation of a person's life who has been in a horrible rutt.

I want to echo something I just read from CBR's post. VISION! Visualize what you want and believe you are worthy. It will happen. I could have found a zillion reasons why this was not realistic to do right now but instead visualized myself getting the heck out of here for winters to the sun and palm trees! I became obssessed and believe I attracted the right deal to fall on my plate at the perfect time. Now, I am soon going to be a very young snowbird..ha!

That is wonderful!! It's so nice when your partner can get a vision of what you're doing and you can work together.

Can you tell us where your new property is? Would you be interested in time-sharing out the weeks you figure you won't be using it? I would totally be interested.
There are also a number of sites where you can "list" your place as a vacation rental online (some for free), and actually MAKE some money.

The light just went on!

You may not realize it yet but you just discovered the biggest "secret" in real estate. The biggest secret is that there really isn't a secret at all. The equation for success looks something like this:

belief + action x hard work = freedom

You understood that by looking at 100 listing or more the best deal kind will stick out but, without looking at 100 deals you can't spot a good deal because you don't have anything to compare it to. Once you start getting momentum it takes a lot less work to find those deals. Then the equation looks like this:

action + systematic process = automation

At this point life gets pretty easy. Deals fall into your lap. Money flows freely to you. It's time to step it up a notch to avoid complacency at this point, which produces even more cashflow and freedom. It's a virtuous cycle I truly enjoy.

The great thing is I have totally accepted my life and that it is what it is because it is how I created it.

I will never be a billionaire in real estate (pretty sure a millionaire) as I just really don't want to work that hard anymore (like you said above, for me..it's the freedom). I've been the responsible one since I started working at 14, usually making the choice to invest rather than blow it on all the material things my friends would buy. But I made the decision, it was time for a reward. (actually REALLY TIME for my boyfriend as I was already happy but he deserved the same. I'd been trying to help him for the last 5 years tie up a some loose ends and realize life is not supposed to be THAT hard. I FINALLY accomplished part of my goal and more things are starting to fall in place).

Rina, I will definitely let you know when I have more details on what we are going to do about renting/sharing/partnering it (we have to learn more about how strictly they enfore the HOA rules) and of course, my boyfriend and I differ a little on this but I think I'll get him to see my point of view. We are going to spruce it up quite a bit so I am not sure when it will be "ready" and I can't even go til Feb 15th due to a class I teach. UGH!

But to give you an idea..it is a small 2 bed condo in a rather upscale (more upscale than us..) Yacht and Racquet Club which includes tennis, pools and workout room. We have a beautiful view from our Lanai..I'll post a picture when I get them downloaded. It is 5.9 miles to the place we go to on the Boardwalk at Ft Myers Beach to people watch and drink some beers so I think we have the best of both worlds. A quiet, beautiful safe gated community to "live" within minutes of the beach if we are in the mood for traffic, people and a little more action. Plus, I am told the boating in the area is phenomenal with all the islands to explore so I need to keep on my boyfriend to get those boats that have been sitting lonely for many years ready for a ride.

(and I would never rule out a girl's weekend at some point!)
