You are right, Dean teaches us everything we need to know to go out and get deals done; we just have to put in the time and effort! And you having already looked at 85 listings by 8:45am on Saturday morning just shows how committed you are to succeed.

We learned to analyze these deals by making a ton of dumb offers! By doing so we learned what an investment property actually is and how to get the thing under contract and then wholesale it. We knew all the theory but HAD to take action to learn the real world aspects of REI!

Keep at it, you will get there!

The more you do it the easier it becomes. I can go through those deals and eliminate the ones I'm not interested in pretty quick. When I first started, looking at 85 deals took a week! Just goes to show you that you HAVE to take action and stick to it to learn this business.

Yes thanks for sharing Michael appreciate it. Just got my #1st wholesale deal yesterday $1,120. and another one Mon God willing for $625. when you say you looked at 85 listings Sat am, do you have an agent send them to you? Or do you have access to the MLS? Thanks

We have multiple searches set up that come to us daily. Our agents have searches set up for us as well as searches I have set up for myself on Zillow. I also have access to the MLS. We also have a great search set up for me from one of my commercial lenders, it is there own program and its pretty cool.
So combine all of those assets and that supplies plenty of MLS based leads.

Then there is our marketing campaign for unlisted motivated sellers. Bandit signs, mailers, county websites, google, facebook, REI clubs (I started my own last month!)networking, handing out business cards, Craigs list and so on.
