I saw a developer that has some homes on craigslist and she is advertising 0 down. I have emailed and they say that they have some investor homes. I told her that they had to cash flow or at least break even. for me to consider them and she said that we should talk.
They are all NEW homes, and it is sounding like they will carry them....Even though this seems like an easier proposition....I still intend to try to get them at a discount.
I am hoping that they are desperate....I plan on testing the water with a Multi Unit question like.....
"If I buy multiple units from you.....What kind of discount will you give me?"
I want them to think about it and we can go back and forth with some kind of "counter" or "consession" that I would require of them in order to make the deal happen.
Mind you....if they are NOT desperate....they may not negotiate......A 'GOOD' sales person is NOT going to show their cards UNLESS....I make them. They will NOT offer me a discount UNLESS I ASK....SO...what the heck......
I have NOTHING to lose....and in the End I may walk away owning half the neighborhood......This would never happen without ASKING..... I'll keep you posted.....I will meet them on Monday.

Pretty much all builders that are sitting on a lot of inventory are desperate right now. If you buy all of them try to do a staggered close. By staggered I mean close on one unit every 2 weeks until you get all of them closed. That way you get each unit rented as you go so you don't get caught with a bunch on empty units. Also, that would give you time to try to flip one or two of them.
By the way, I just invented the staggered close. Nobody else knows about it yet so you might have to explain it to them
You've got to find your obstacles and call them out! Unsheath the sword, and do battle with whatever it is that holds you back!

That's a good way to do it. Makes a lot of sense! One smart cookie you are. Northwest, good luck and I'm pretty sure they will be willing to negotiate a discounted rate. Like Matt said, there are a lot of developers sitting on inventory right now so your chances are high! Good luck!
