A good days work

Hello everyone,
I have a few good years experience in real estate investing. Like many of you I have had my ups and downs. I found my niche buying and selling vacant residential parcels in existing platted subdivisions several years ago. When the economy turned the contractors stopped building new homes and I stopped selling parcels. It has been three years since I have sold anything.

THAT ALL CHANGED TODAY !!!!

I would like to thank Dean for inspiring me to get back in the saddle.

Granted todays contracts are not as profitable as those several years ago but it's money in the bank.

I wrote a contract for three of my vacant parcels that I have been holding onto.

Also, I had been contacted by someone trying to sell me their parcel in the same subdivison. I am going to lock it up and flip it to the same buyer for a $6,000 profit.

Now that's what I call a good days work! I feel GREAT!

update

First I'd like to thank Jeremy and Indiana-Joe for replying to the post.

Since June 18, 2009 (the date of the original post) I have sold another vacant parcel !!!

But, more importantly - I helped my son and his new wife purchase a house on foreclosure at the county court house. They really got a great deal! And as first time home buyers they are entitled to $8,000 back from the government.

And, I purchased a REO from a bank for my daughter. She is also a first time home buyer and will get 10% of the purchase price back from the government. That will be enough to purchase the new A/C, carpet the bedrooms and paint. She should have a little left over to do some landscaping.

I am now going to focus on purchasing homes I can make money with. The deals are out there it just takes some digging to uncover them.

Congrats on your excellent fines. What warmed my heart about your post was the support your provided to your children. How many parents could say or do the same. We have to set the wheels in motion for our children. We are really proud of you and know that you will be even wealthier this time around. I wish financial freedom to all my DG brothers and sisters. My daughter and I had fun while shopping for new furniture today - for her new house. She is SOooooo excited. Hard to image owning a home at 19 (almost 20).

Thanks for sharing the stories about the homes for your children. As children we are often so proud of our parents but never have enough time to let them know how proud we are. As parents we are often so proud of our children and it must feel wonderful to be able to assist them with real estate. I am sure they are very proud of you and all your efforts.
