Well turns out I was outbidded on the other property. Contacted a FSBO via email and send them a Letter of Intent. Waiting to see whether they response back or not. I'm going to take a break for awhile to save up some funds and wait to see what else comes on the market in the area.

Put in two offers simultaneous today at asking price. Waiting on the Lenders responses that they've accept my offer(s) to assign the contracts. One I will assign to another investor, other I really want to keep for myself to move into, when my offers get accept. May have to ask for extension on the closing date since I don't have a Buyer's List yet, darnnit.

Got a response back on one of my offers today, lender is asking for an updated POF with property address and purchase price (i had my REA submit the previous generated POF letter). I'm having problems this evening trying to generate a POF from Coastal-Funding. Thinking quick on my feet, I went to ole faithful Google and type in "free proof of funds letter" (without the quotation marks-of course) and came across http://cashformyclosing.com/proof-of-funds/ where they sent me a newly generated POF letter for property I'm bidding on. Woohoo
*jumping up and down* I forwarded it to my REA, waiting on his response back, to make sure he had received it and was able to open the attachment. Welp 
on to waiting for that "Your offer has been accepted" response from the lender.

when something has been manifest to you before ever seeing it in (real time) you owe it to yourself to make it come to life. I owe this to my baby (who just turned 6 y.o. this week) and myself. I'm not letting this deal get away. Even if I never flip this property it means more to me, when my son says "Mommy,can we go home?", my reply will be "Yes we can!":)

what did I get myself into! That house needs a miracle! There's no kitchen cabinets, bathroom floor is rotten from water damage, furnace and hot water heaters have been yanked. I'm moving to find something else quick! I only have til upcoming Tuesday next week to withdraw my accepted offer. Had my REA call on another listing, while we were at this property (referring to one w/ winning bid on it) this morning, but LA said it had already gone under contract yesterday. So I call my REA back this afternoon left him a message, trying to see if another property is in fact still available. And I still haven't heard anything back on my other offer I initially put in with this offer (referring to accepted offer again) that the seller accepted yesterday.
