I finally finished reading Dean's book Profit From Real Estate Now, last week. I did some old fashioned neighborhood driving and came across a few FSBO's. Of course, I was afraid to make that first phone call so, I waited a few more days getting up the nerve. The first call went straight to voicemail and so did the second (I left my information and said I was interested in the property). The third phone call was answered by what I could tell, was an middle aged gentleman. Although I was calling about one property, he told me he had three. The first one, he will take 125k for. It has a large pool, over 10k worth of work to the bathroom ALONE! Plus, alot more to list here. Now, here is the kicker, he has two other homes! He just wants to get rid of them!!!! He said, he will sell one for $60k (which doesn't need a bit of work and is valued at $89k) AND he will THROW THE OTHER IN FOR FREE!!!! It needs some minor work on the inside. I've called and talked to him trying to set up a time to go and look at the properties but, something has come up both times. Also, he said someone else wanted to look at them. He has a friend that wants to list the two properties together for $71k. I asked him, "if I can find a buyer in the next 30 days would he be interested?". He said yes!!!
Now, here is my question. WHAT DO I DO NEXT? I need all the help I can get...from start to finish! I can see making at least $10k on my very first deal!

First, you need to lock up the properties with a contract, so that no one else can purchase them. Make sure you have and/or assigns on the contract. I would take pictures of the three properties, figure out comps and repairs and then build in your profit. Go to Vflyer.com and make a professional looking flyer for free. Post the flyer to all the major online classified advertising sites like craigslist, backpage, etc. If you don't get any takers after a few days then call all the "We Buy Houses" ads and either cut the wholesaler in on the deal to find a buyer for you, or if the deal is really good they may buy the deal from you and then wholesale to their end buyer. You will be using an assignment contract to assign the property. Good luck.

You already received some good advice. I believe one of the keys is to determine the current value of the homes, the after repaired value for the homes and what your exit strategy may be for the homes such as assign them, flip them or hold and rent them.
I would structure each home as a deal independent of the other two deals. That way you can lower the cost of each home with the free third home. This way you can sell one home at a time to maybe payoff or paydown the others if you decide to hold and rent them. I hope this helps. Good luck with this potential deal. Believe and Achieve! - Joe

It seems like you got a lot of good advice here so I just wanted to say congratulations on making that call. I know it was hard to do but the pay off seems tremendous! Go and get it done! Congrats!
You have received some good advise, but you also want to check to make sure there's no Liens on the properties before you press forward. Good luck!

You've received some excellent advice here. Ask and you shall receive. Don't ask and you'll simply remain in the dark wondering what to do.
I can't add anything to the advice other than this:
I know the word "scared", he's a long time nemesis of mine. When he attacks me it is usually when I am looking ahead at the horizon. All he wants me to see is the objects that he could be hiding behind. I have found that my best strategy is to look straight down at my path and carefully watch my next step. If he's waiting out there for me, then he can just wait, because right now I'm concentrating on getting this next step right and I have no time to think about where he might be lurking.

Just to let you guys know, I did finally get a chance to look at the two properties that he wants to sell for 60k. They are family owned free and clear. One has been remodeled and the other needs quite a bit of work. The way I figured, even if someone did put 10-20k into the houses, they still would come out on top with IE. I will call again in a couple of days and make an offer (any suggestions would be appreciated). I need help on this one DG family. I don't even have a buyer lined up yet. And another thing, I need to know what documents I would need to get the ball rolling. I did make copies of a few of the ones on the site but I'm still kinda confused. I also have a friend who is a realtor that is going to take a look at the docs and see if they line up with Arkansas's laws.
