It's Gena of "It's been a big day for me". I'm so happy it has been encouraging to read my timeline and success to date. And yes, it does take some time. I believe it is the exception to make a deal in the first few weeks, but the first few months - very do-able. You have to study and work and network and take action, i.e. make the offers!
I didn't post the amount of profit in my earlier forum topic. I didn't want to sound like I was bragging. But I am convinced now that you will find it of further encouragement and incentive - so here it is:
On my lease/option - I am getting a monthly cashflow of $300 as I said earlier. What I didn't say, is when the tenant/buyer gets funding for the purchase (which I am confident they will - good harding people who were just down on their luck) I will make a (pretax) profit of $30,000!
On the REO home I rehabbed and got a full price offer after 2 days on the market - (and a solid offer with a preapproval letter!) I will make a (pretax) profit of $40,000!
So listen, there is nothing special about me or my area. You can do this too. Don't give up - as I've quoted Dean before "If you haven't found the deal yet, you just haven't turned over enough stones" So get to the quarry and bring a shovel!

I want to do tax defaults... Can you tell me which book did you learn to do the pre-auction offers and what steps do you take to do this before the auction? I also would like to know what forms do I need? Thanks, Rita
