It's Gena of "It's been a big day for me". I'm so happy it has been encouraging to read my timeline and success to date. And yes, it does take some time. I believe it is the exception to make a deal in the first few weeks, but the first few months - very do-able. You have to study and work and network and take action, i.e. make the offers!
I didn't post the amount of profit in my earlier forum topic. I didn't want to sound like I was bragging. But I am convinced now that you will find it of further encouragement and incentive - so here it is:
On my lease/option - I am getting a monthly cashflow of $300 as I said earlier. What I didn't say, is when the tenant/buyer gets funding for the purchase (which I am confident they will - good harding people who were just down on their luck) I will make a (pretax) profit of $30,000!
On the REO home I rehabbed and got a full price offer after 2 days on the market - (and a solid offer with a preapproval letter!) I will make a (pretax) profit of $40,000!
So listen, there is nothing special about me or my area. You can do this too. Don't give up - as I've quoted Dean before "If you haven't found the deal yet, you just haven't turned over enough stones" So get to the quarry and bring a shovel!

I am working hard on making a solid plan. Hearing news like this makes it even more pressing to get-r-done. I just what to make sure that I have all my ducks in a row. Living in Flagstaff, AZ I don't have many rocks to look under but beleive me I won't let any stone go untouched. I am hoping that after I have made a deal or two I will be able to join the academy so that I know that everything is in the right place. I think I will have to do some travel to make this work but it will work. I hope by the end of the year I will have enough positive cash flow that my job can go awy and let me have my retirement as my fun money. Again great job and keep up the good work

I just got done browsing about a thousand REO listings - beginning to peek around for the next offers to make. So far so good on the offer on my rehabbed home - inspection is this Friday.
Jennifer - I was able to purchase the REO home with funds from my HELOC. If you don't have that resource available to you, don't be discouraged - stay "determined":). You can do a double close on an REO (most banks won't allow assignments) and make a nice chunk of money. On the home I bought at auction, I got a Fannie Mae loan. Thanks for asking.

Ahhh the small pleasures in life like medals and wings by your username right, Gena! That proves another important step we all need to give ourselves...and thats small, quickly attainable daily and weekly goals. Taking small steps and checking them off as you move towards your big goals is more rewarding than you know! Sometimes when I feel discouraged at the end of the day where I didnt start off with goals, I sit down and think what I did and make a list and check them off right then and there in hindsight, and realize I really did make progress! So good for you and your medals - you deserve them
