My first deal is an owner financing

I completed my first deal with a property I found from another investor on zillow. The property was for sale for 19000 and I talked to the owner about including the funds to fix up the property into the financing, but he said he didn't really have them to put in the property right now so he would be willing to sell it to me for 9000@6% interest, on a 5yr term payable at 175/mo and he would be willing to hold all interest and payments for 60 days so I can fix it up and rent it out. Im currently trying to find a hard money lender for the repair loan. The fmv is 43,987 and I know that when I am finished fixing it up I can at least rent it out for 500/a month so it would be a cash flow property. The owner even agreed to hold any payments I would need to get it rented.

I was told the eviction could take as little as 7 days. Don't give up, keep working on your deal. A little bit of work will be worth it in the long run.

still working on deal#2 supposed to be done next week, but we will see how it goes. Could have signed the papers last week but that didn't work out. I put in a bid on a property today and the realtor pretty much laughed at me. He said maybe I forgot to put a 1 in front of my 8. It was kinda funny actually. I guess I am on the right track with that 25-1 anyway. That's ok because I have a lot more to offer on same office too so that will be interesting. I will keep you posted.

Woodlake California is where I call home. The property I.m working on is about 400 miles away in marysville Ca.Keep me posted on your deal your working on, maybe you will have better luck than me. I'm still trying to locate a real estate agent , but haven't yet. I did send out 100 postcards with my 800 # for foreclosure info . Maybe I'll get a response from that. I'm now going to run some adds for investors. If I locate a real estate agent ( the right one) I plan on trying the 25 to 1 .Again keep me posted..

I do have a real estate agent but she hasn't written up any of the offers I had asked so I decided to just go for it. I am going to do the 25-1 anyway even without a realtor. I'm not only doing wholesale either. I started with owner financing, I am working on wholesaling as well, and I plan on doing subject to as well. Going to put out a couple of ads on cl for that idea.

so far, I got turned down for #1 and went back and forth with the banker over #2, and may go back and forth somemore because I realized, I never even made it to 50% of the fmv. Going to put in some tomarrow too, I am looking at properties that have been up for a long time. I think it's actually easier without an agent because you get a direct response and you do it on your time, but you do have to search all the properties yourself.

I have read so many threads and that really helps. I am working on hml or pml right now I have 4 properties I am interested in buy and hold. We will see how that goes. I am also working on an assignment deal now as well.

techniques are you using to find your properties? I think in my area(woodlake ca) I.m going to take the rest of the week and look at rental,& fsbo signs

most of my properties I found are for sale by owner and through craigslist. I am lining up my buyer right now for the property I'm getting locked up, that way I can have both ready to go. Two properties i found off zillow. I am also going to put in some bids on a few props in california, let you know how that goes.

Hi I just finish your post and like the idea of asking for owner finance since i dont have losts of funds now. One thing i do to find investors is call on the for rent add there are usualy investors that rehab properties and now are renting them out. Just another idea for finding buyers.

my buyer is interested in the property but the realtor is taking her time on it. She keeps saying she will call and then doesn't.


I have 3 assignments i can do with him now

but the one the realtor is dragging, the other hasn't answered yet, and the third wants a commitmnet of 1,000 earnest money and a quick close. That property will need work so I am waiting for that.


so far

we have a toilet, sink with cabinet, medicine cabinet, and organizer for the bathroom, all for free. A friend of a friend just happened to have them and gave them to us for free. All we need now is a bathtub and the bathroom is good to go. Now we just need to get some kitchen cabinets and appliances and we are good to go!

we have been out working hard this last week, getting walls stripped down, pulling the wood frame and plastic off the front porch ( there was an enclosure and plastic around the front, like a screened in porch but with plastic ) and tearing out old floors and weird plastic panels on the bathroom walls. So to date, we have to fix the roof over the bathroom, drywall the bathroom ceiling, drywall a piece of ceiling in the kitchen, drywall two pieces of ceiling in the family room, drywall a whole bedroom, and two walls in the master bedroom, and a wall in the third bedroom. We have to put in 3 entry doors, with frames, and a set of double doors in the master bedroom. We also have to put in at least 5 or 6 windows, because they have cracked glass. And we have to sand and refinish the kitchen, living room, family room, and master bedroom floors. Luckily they are wood, we weren't sure what we would find after pulling up the old floors. Now the bathroom and two bedrooms will need new floors. Then we have to paint. We are doing everything out of pocket, with whatever we can spare, so it is slow going. This is the first month we have to pay a payment so we are trying to get it done as quickly as we can. We even brought the kids out there last week, and had them hammering off railings on the front porch, and even knocking down walls in the bedrooms ( they had masks of coarse ), and raking up yard clippings. They did a pretty good job. They might as well learn the family business now!

so you can see what it looks like so far. The bathroom is the worst room in the house. It's getting there, but we still have a way to go yet. We are going to start calling construction companies and see if any of them have any material they want to get rid of.
