DEAL # 2 Since the EDGE!!

In my journal I posted about a bid I put in on the property next to the duplex I bought. I had to negotiate a little to get some things changed on the contract that the bank had drawn up. Well we agreed on up to 120 days for them to accept my offer,and I crossed off the part that they had in it that gave them the right to keep advertising it after my offer was accepted until the 120 days were up. I told the agent no way because all that told me was they were going to wait for a higher offer before my offer was binding. well I opened my mail to look at another home that I was bidding on and found an e-mail from the agent asking for a copy of a check for 500.00 and the contract attatched to it. So I quickly wrote out a check and copied it and faxed it over to her. We are going to close within 15 days!! its a 2 bed 1 bath home that last sold for 80k. I offered 10k after the agent told me the bank turned down an offer for 10k originally Smiling
I just told her maybe they will change their mind but I was moving on to other properties in the mean time.
Denny and Lea are going to take some pics for me over the weekend. They have been my eyes and ears down there and such great friends as well as a big part of my team in Florida. They do so much for me and I am glad to be able to do business with them.
Laura is another big part of what I am accomplishing, she is a great resource to be able to call and pick her brain as well as my PML Smiling
I am surounded by great people but It took a lot of work to find them all. But like I said, If you are honest and do good things, good things will happen.

The First Is Always The Best, For Me Any Way

Just wanted to let my brothers and sisters in the (DG) family know i just got my first Buyer call today and they are trying to rent a home so i'm working on a deal with a home owner who wants to sell their home, may be I'll be able to talk them into letting my buyers rent with the option and then buy, I'll see what happens and let you know how it go's Smiling stay tuned.

I was not able to attend the EDGE but I have almost worn out my DVD watching it. I purchased the SFL system when it launched. Great, great info and it is exciting to see how many people are taking what they have learned and putting it into action.

Hello Stewart

Welcome to the site. The EDGE is an event held in Arizona. This was the second yr, it was held. Basically it is a 3 day event where Dean,his coaches and some of his most successful students share their technic on how they operate. You meet everyone you read about on this site and get to ask questions to all. It is a lot of info to take in all at once but I found it amazin and well worth the trip. I cant speak for others, so opinions may vary.

Hey Tom, What happened is even though I had it under contract with the owners, the bank tried to muscle me and demamded another 1,000 before they would look at the papers, So i told the agent to let them know that my offer is now 1,000 lower then I originally offered. I asked to to tell them that if they dont accept my offer that I want the deal cancelled and my EM back. So that is what happened. I have another that I may go for in a week or two. Which is why I wanted that one cancelled anyway.
