In my journal I posted about a bid I put in on the property next to the duplex I bought. I had to negotiate a little to get some things changed on the contract that the bank had drawn up. Well we agreed on up to 120 days for them to accept my offer,and I crossed off the part that they had in it that gave them the right to keep advertising it after my offer was accepted until the 120 days were up. I told the agent no way because all that told me was they were going to wait for a higher offer before my offer was binding. well I opened my mail to look at another home that I was bidding on and found an e-mail from the agent asking for a copy of a check for 500.00 and the contract attatched to it. So I quickly wrote out a check and copied it and faxed it over to her. We are going to close within 15 days!! its a 2 bed 1 bath home that last sold for 80k. I offered 10k after the agent told me the bank turned down an offer for 10k originally
I just told her maybe they will change their mind but I was moving on to other properties in the mean time.
Denny and Lea are going to take some pics for me over the weekend. They have been my eyes and ears down there and such great friends as well as a big part of my team in Florida. They do so much for me and I am glad to be able to do business with them.
Laura is another big part of what I am accomplishing, she is a great resource to be able to call and pick her brain as well as my PML
I am surounded by great people but It took a lot of work to find them all. But like I said, If you are honest and do good things, good things will happen.

Hi Linda, thank you for the kind words. It really is addictive! I also think in my case its the fear of stopping. I probably wont get that feeling of satisfaction because I did one or two deals. I get hungrier to accomplish more to reach my goal to retire within 4 yrs. I want to be like Matt, Laura and Rina, where I can live nice and my family is secure financially and do as I please while concentrating on REI only. That is a very high goal I set for myself but I have a plan and hope to follow it to get there. It will get easier the more deals I do.

I have to give credit to Dean and all the speakers at the EDGE. I already was taking action but I picked up some things that has sent me to the next level. Talking to Matt ,Laura,Rina ,Randy, Carol and Dean and a few coaches on their lunch time was just awsome and they gave me great advice. I think I chose correctly when I chose to attend the EDGE over joining the academy.
I am working on some things with the bank REO managers but wont post anything until I know its a go.

Working on a few things besides these two, like the SS i have going, but that wil take some time to complete. The funny thing is I jumped into these deals in another State scared as hell because I didnt see a thing but was lucky enough to have two great DGers help me and beyond. They are now great friends of mine and we havent even met in person lol. I couldnt have hooked up with better people
I will have to give ya a buzz one day to see how your doing and get caught up on how your Family is doing with the rebuilding process.

Spoke to the agent this past week. She said she thinks it will take atleast 30-60 days to get the paperwork back from the bank.
I know they ( the title co )already cashed my earnest money because i saw the check in my statements.
I have to re read the contract because I thought it said we had to close 15 days after acceptance. But I am in no hurry anyway because I would like to get the duplex up and running first before I turn my attention to the other house next door.

To answer your question, I am not selling these homes. I am keeping them for rental income. I had decided a while ago that I wanted to go the buy and hold route.

Today I recieved an e-mail from the agent handling the sale. She said that the bank now wants another 1k before they even look at the offer. I looked over the contract and found out I made a mistake. I had put in writing that earnest money due 10 days after offer is accepted, but I didnt think about the owners being the ones accepting my offer, I was thinking along the lines that it was the bank I was dealing with. I made the mistake thinking it was an REO and not the SS that it is. So the owners accepted but the bank has not. The agent said she has never seen a bank do this before. So I replied back to her that I want her to tell the bank I am now offering 9k instead of 10 because after I sent my first offer in we realized that the house needs shingles. I told her to let me know their answer and to let them know that I have no problem getting my earnest money back and moving on to the next house.
Lets see what happens, will they walk away from a sure deal or will they do business
