First deal for His Hope Enterprises LLC!

Signed our first lease/purchase on April 2, 2011.

The sales contract is assignable and the lease states we can sub-lease. After bills and "rent" we pay to seller, the cash flow is $400/month.

We found our rent-to-own buyer on Craigslist. They loved the house and were thankful that we were willing to work with them. We signed a lease with them as well as an option agreement. Then when they exercise their option (hopefully in a year), we'll sign an assignment of contract with them.

This lease/purchase is on a property I had listed as a Realtor, had plenty of showings - but no offers. The biggest complaint was lack of a back yard and proximity to the neighbor on that side (there is plenty of side yard though). After six months on the market, the listing expired and I showed the seller how he could net the same amount, but just had to wait a year and have no bills to pay between now and then. He was more than ready to sign up for that rather than extend the listing!

All I can say is "Why didn't I find Dean sooner?!" This stuff really works.

You just gave me another great idea, why not target expired listings on MLS and help owners understand that they have other options to sell their homes! Just wondering what would be other best option to target expired listings then direct mail?

Expired listings

I have tried to farm for expired listings as a Realtor trying to get the listing. Not much success. There are agents in our area that are calling them the day after they expire.

So perhaps your mailer could say "I know you are getting lots of calls from agents wanting to get your expired listing. Did you know there are other ways to sell your home?" You will get them thinking, wow this person knows what's going on and how the real estate world works. Maybe they know what they're talking about and I should contact them.

I like the idea of marketing to expired listings. I have a very good realtor that I have found. I will have to talk to her about pulling them for me and offer her a consulting fee if we close a deal on any of them.
