DO YOU WANT TO LISTEN IN ON A DEAL ??

i just had a thought on a way for students to be INVOLVED in a deal and LEARN how it is done to negotiate and find the sellers or buyers for that matter MAGIC BUTTONS !! ....3 WAY CALLING ...if you have that then this is a perfect way to join in on a deal CONVERSATION !! i was just talking on fb to lane and it just hit me that he could be on a call just to hear me NEGOTIATE or cold call a seller.IF you have 3 way calling .He immediately mentioned the legality of it and said we would need to get the callers permission... soooooo THINKING A LITTLE DIFFERENT I thought we could say lane is my partner and he needs to be involved in all my deals so he is in on the call as a listener!!!.this is not recorded so it really doesnt matter but .......if any student can find a MENTOR or someone to do this with ....i believe it is a GREAT way to learn.
NOW i am not saying this is in replacement of a blog ...because a blog by dean doing this is an AWESOME IDEA LANE !!!! hope it happens

You're just killing it!

Now on the 4 property seller, he only had your phone number from when you previously called up on his properties right?
And how was the offer made? Was it your "If I could buy your property with cash right now what would be your lowest offer?"
The reason I ask is that Dean mentioned on his call that when people call back later he usually negotiates an even lower price and I was just wondering if you did the same on this one?

Yes it def CAN BE DONE!! .
this one time NON motivated seller called me back because I was polite, CONFIDENT, found his magic buttons and MOST IMPORTANT made an offer on ALL 4 properties that I could get off his hands.....his PROBLEM. ........actually it was not a PROBLEM for him.....at least not to my knowledge......until he became sick and KNEW I had the potential to buy NOW....I made it clear on the phone with him BEFORE I hung up that I would take these off his hands at my offer price.ALWAYS leave the caller on good terms and as dean said on the conference call.....tell them even though they can't sell NOW for your offer price...would you use my offer as a BACKUP PLAN ....in case u DECIDE LATER to sell.
NO mark I did not use this strategy to LOWER my price when he called back as I think my original offer was good for me and it was not far off from his counter offer to begin with....plus I KNOW he has OTHER properties he will be trying to sell shortly because in finding his MAGIC BUTTONS I gathered he will be moving from ny to the south with his sister so she can help him out with health issues............WOW this stuff really works when you dig in and take action with the knowledge learned and shared with others!!!.
Listening in on a few of these calls can BOOST your confidence and u CAN LEARN what to say......how to listen......how to respond and SO MUCH MORE! !!!

WOW!! some awesome calls today!!!

I learned a TON TODAY on just a few calls. Called on a few mobile homes and some sfhomes along with an old farmhouse with acres.found a realtor to work with and a good website to find YOUR AREA HOMES and a possible partner investor.also may have found a sandwich lease and MANY more deals just on ONE CALL.
Shared a call with the BROWLEY TEAM ...and TONY. From california. I must say I learn as much from these calls if not MORE.Every call is unique and u NEVER know the leads/partners/realtors/investors u may hook up with.
I am sure the listeners will share some thoughts when they get time.great day. And can't wait to get on the phone again

To anyone who is having concerns about making calls to sellers, I highly recommend listening in on an experienced buyer.
I had the opportunity to listen in on one of Jay's calls and found it to be enlightening. The seller was more than happy to answer the questions and even reduced his asking price without flinching (Something I was always concerned about asking for.)
The key is to ask the right questions not too many questions. A listen in to one of Jay's calls will help you learn the right questions.

yesterdays call

Was on a call with tony from california and we hit a JACKPOT!! I was calling on afarm house with acres and the # was out of area but wanted to have something DIFFERENT to call on instead of all the mobile homes and single families with no land.WHEN I REACHEDVTHE SELLER...SHE STATED THE PROPERTY was in an area I recognized and used to live near as a kid.I found the MAGIC BUTTONS and she had bought the property on land contract and had her check the contract to see if it was assignable.It wasn't but got a great deal more info out.SHE was a realtor that spilled out a few more deals in my area that hasn't hit the mod yet and also a few that has.Some were even through a different broker than who she agents with.She also wants to work with me and attend my newly formed rei club.ALSO she gave us a good website for ALL THE MLS properties in OUR target market!!. This ALL came about by asking the RIGHT questions and listening a LITTLE longer to the seller.just when u think...oh my this isn't going anywhere......WAM they start giving you VALUABLE tips,information,and sometimes GREAT networking CAPABILITIES!!! .........SWEEEET CALL.

These calls build CONFIDENCE and you are SHOCKEd sometimes when the caller gives you leads when they r not MOTIVATED .....then all of a sudden a week or Mnth later they r EXTREMELY MOTIVATED and u r glad that u did NOT leave them in a negAtive state ........but left them with a BACKUP PLAN ....that includes YOU!!!!

I apologize, as I'm extra late on posting about our last call. As always - I love jumping on these calls with you and was glad to be home and AVAILABLE to take a call with you last week. (We just moved into our first house - and so we were busy packing/moving this past weekend!!)

Back to business Smiling The last call I was able to jump on was interesting, as the lady ended up being someone that you knew by association of her Sister and a store that you frequent! She remembered seeing your Advertisments that "You Buy Houses" and your car w/ that add at her Sister's store (Great tool to get the word out there and makeing sure EVERYONE know's what you do!)

This lady wasn't extra movitivated on coming down on her price, as she stated that it's been for the most part completely renovated, unlike the comps in the same area. She was, however, intested in a land/building swap - and gave you the specifics on the Country Land/acres she was intested in. She really wanted some substantial land (with or w/out a house!) This was a great way to find her some land/and potentially make the opportunity for her to get more motivated to sell the first property. Also, when you asked on if she had excemptions for taxes - she had Star, which was going to be helpful when doing your calculations on the cashflow of this potential property.

You also let her know that if this property was not something that you, yourself had interest in that you would try to help her sell it or see if you had other investors looking to buy. She was VERY excited and GRATEFUL for that offer, and seemed like she would probably give you like a 'bird-dog' reward for helping her sell that house!

its great to hear how u learned a bunch and yes it was an awesome call !! thanks for sharing with others what u learned and i will def get u on another call.It is sooooooo exciting to have a call just be PACKED with opportunities when you thought at the beginning it may not be much.i have learned so much just doing these that i am pumped that those that listen r getting better at knowing what to say and how to handle questions and comments.getting comfortable doing these is a MUST ...because negotiation puts dollars in your pocket $$$$$$$.
