DO YOU WANT TO LISTEN IN ON A DEAL ??

i just had a thought on a way for students to be INVOLVED in a deal and LEARN how it is done to negotiate and find the sellers or buyers for that matter MAGIC BUTTONS !! ....3 WAY CALLING ...if you have that then this is a perfect way to join in on a deal CONVERSATION !! i was just talking on fb to lane and it just hit me that he could be on a call just to hear me NEGOTIATE or cold call a seller.IF you have 3 way calling .He immediately mentioned the legality of it and said we would need to get the callers permission... soooooo THINKING A LITTLE DIFFERENT I thought we could say lane is my partner and he needs to be involved in all my deals so he is in on the call as a listener!!!.this is not recorded so it really doesnt matter but .......if any student can find a MENTOR or someone to do this with ....i believe it is a GREAT way to learn.
NOW i am not saying this is in replacement of a blog ...because a blog by dean doing this is an AWESOME IDEA LANE !!!! hope it happens

Role Play with a friend - Use a buyers/sellers script and fill it out.
After a few practice runs, pick up the newspaper and call a FSBO and use the seller info form. Its fun!! HIGH FIVE yourself afterwards and call another one. It gets easier and easier.

new call today

today I contacted Jay about a lead I had received and called on. I was having trouble getting a price from the seller. She basically had no idea what she wanted for the property but was very insistent on showing it. I talked to jay and we did a call with her.

He actually asked a lot of question I never even thought of before.

1. If you have snow do you take care of the snow service or does the tenant?

2. Taxes do you have any exemptions or are you qualified with any programs that discount the taxes.

3. Lawn: do you or the tenant take care of the lawn service.

4. The home had no garage so he asked about the parking which I never thought of I just assumed it was street parking. There is another to add to my list:)

5. Do you know of any other homes that have sold in your area that are comparable to yours. ( this was in trying to get her to give us a price. but I think its still a great question so they know the reality of whats going on in the market around them too. )

6. The home hasn't been rented for a while so we asked if they knew why they were having trouble renting. This is another question I didn't think to ask until later.

7. We also found out that they might have other homes to sell as well. I always seem to forget that question too. That could turn one deal into 2 or 3 or more:)

After trying to get a price we finally found out that we were not talking to the decision maker. We got his name and set up an appointment to talk at a later date.

That was an awesome call...we both learned something from that call. It took awhile in the call to finally realize she was not the decision maker...so that is one of the BEGINNING questions that should be asked.Every call is different and a unique situation and its very interesting to converse with different personalities.As u heard MAKEBA...it is sometimes advantageous to have a partner team up to get answers to hard to get questions....what one may say .....the other can word it different or the other may CLICK with the owner! !!

Hey juan, I get many leads from craigslist,local free trader,classified magazines,local telegram in real estate section.The majority of leads I 3way call on come from the local paper called the FREE TRADER.......THERE is a post on dg somewhere here that has 100 ways to find seller leads.

On a call with a seller and dger ERE.called on a sfhome in the next county over from me.SELLER WAS Asking 1000,000.Home sits on 1acre,3bedrm 1 bath.new roof, boiler,1000 gal septic,,drilled well.We first asked the sellers name then proceeded to let him talk about HIS house.Then we asked about the specifics of the home, lot and if it needed ANY repairs.Also asked about the taxes and if he had any exemptions.THIS is an important question as you may not have any exemptions when u buy.If u r buying to hold then the taxes r an expense.Take for example u ask and they respond with the taxes are say 1500 total for the yr and they have for instance say a VETERAS EXEMPTION then after the property is put in your name the taxes may be more since YOU DON'T HAVE AN EXEMPTION.therefore YOU will have LESS of a cashflow per Mnth........BUT if you ask the RIGHT questions then YOU CAN BE PREPARED.These calls are a way for youbto LEARN different scenarios and how to answer hard questions you may get.Don't get me wrong ....I am learning as much as you on these calls because EVERY call is different. But the main objective is to FIND THEIR MAGIC BUTTONS. If you are on a call with me I would just ask if u would post on this thread about what you learned and if u would do it again ...also what else you may want to learn on a future call. Thanks to all the listeners for the patience when I sometimes strike out with connecting with calls.This is an AWESOME learning strategy....both for you and me! !!!!

Hi Jay, I've followed your blog for some time now and your mentoring calls can help quite a few people get passed the initial fear and getting their feet wet. I'm focusing more on lease\options, but would still love to get on a call with you. I don't have problems speaking with people....my thing is knowing what to say. I have a very technical background and getting in to real estate is dream I'm finally getting a grip on. It's a whole new experience to say the least. Thank you jbtoggs for allowing me to listen in on your phone call.

I noticed that it is important to listen to the homeowner. I liked how you asked about the style of home, how many driveways/ways to enter the property. This home had three. You were familar with the types of wells/septic tanks for the area.

Also you asked about exemptions. I have not seen exemptions talked about on the blog. These exemptions can let you how your cash flow will be.

When it came to the price. I like how you mentioned that there are six other properties you are looking at. You mentioned that when you were in the area you would make your selection soon after. I believe this was motivation for the homeowner to come down on his price.

Thank you for allowing me to listen in on the phone call.

I would encourage anyone to listen in on a three way call.

Thanks for letting me on the call Jay. That was the first one I've ever listened in on. I liked how you asked if they were interested in either buying or selling more of their properties after we found out they had 3 houses (three!).
Gotta keep us informed on this one Jay, just to see if they're really motivated or not. We spoke to the wife and you could tell she was tired of this property but we don't know what the husband's point of view is yet.

it was great to have you in on a seller call !!! we called on a 2 story single family home.Talked to the wife who she stated she was not the decision maker but as we talked more and more she new alot about the house.after LISTENING to her about the house ,we asked more info about the sewer,water,taxes,repairs,exemptions and other questions to feel out what the magic buttons were.eventually we got to the meat and potatoes where we found out that they had another house that they wanted to move into so progress was gwtting closer.Then the price was divulged and i came right out to ask or should i say tell ...I HAVE CASH and would they entertain less....$40,ooo was the asking price and i stated if i was to bring you cash IF i looked at and decided it was the house i wanted WOULD YOU TAKE $30,000 ???? she hesitated then said welllll 35,000.....soo i believe we could negotiate more since she started to now be part of the decision making.
It is all about trying to get the best price i can on the phone so when i do a drive by i can DECIDE if this may be one i will spend more time looking at as MY TIME is limited due to working full time.this may not be the strategy for some but it is mine.
After more listening and asking questions we found out MORE ....MAGIC BUTTONS and POSSIBLY more motivating factor to sell....she told us they have ANOTHER house in another state.okay now we r getting somewhere.Iknew the location exactly where this house is since i KNOW my target area and will do a drive by soon.A great call with an interesting seller and enjoyed sharing it with mark.I will be sharing more calls with you if you are an action taker and want to learn how to find those MAGIC BUTTONS dean talks about in his books !!!!

I'm so happy we finally connected Jay! It was great to sit in on a few calls today. The second call was very interesting (as the first one needed to get some more info for you as it was an Adult park housing situation and they weren't sure if you could buy/rent it out.)

On that second call, I felt like it seemed fairly easy for you to get the basic information from the seller to determine what he liked about his place, what he has done to fix it, and what he is still working on. I thought it was interesting that you asked him if he contracted the jobs or if he did them himself (which is very important to be aware up front about the possibility that it may need inspecting I would assume.) Wouldn't need to know what you were looking at if it still needed some rehab work, or rehab the rehab type of deal!!

You asked him the reason why he was selling, and found out that he was looking to relocate to be closer to his job - and you were able to put a plug in that you also do investing in the area he is looking to buy, to give you another incentive to help him find a new place that he could potentially fall in love with, to make him MORE motivated to have to get rid of his first place. He didn't seem too extra motivated to sell too much less than $32k (asking $35k), but I'm sure that by findind his Magic Button of wanting to be closer to work, his price range of what he could afford, and being able to sell him on how much gas he could save by relocating.... then I'm sure he would be willing to continue to come down on his walk-away price of $32k.

I also found it helpful that you asked him about his monthly expenses so that you could get the best snap shot possible of what your expenses would be if you were to buy/hold this property. Asking everthing down to the taxes (exemptions), water system, gas, ect....

I like that you now have a potential Seller & Buyer out of this deal! This was extremely helpful Jay - I thank you again, and look forward to hooking up on some more calls real soon!

These r situations u run into when u get in the game and make those calls!!. Possible house to buy at a discount AND a possible buyer for one u May have!!!!.All it takes is building rapport and listening to what the person on the other end has to say.Every call is one step closer to that ONE completed deal that can CREATE that CONFIDENCE andDETERMINATION to bring u to the next deal to put CASH in your pocket.
