DO YOU WANT TO LISTEN IN ON A DEAL ??

i just had a thought on a way for students to be INVOLVED in a deal and LEARN how it is done to negotiate and find the sellers or buyers for that matter MAGIC BUTTONS !! ....3 WAY CALLING ...if you have that then this is a perfect way to join in on a deal CONVERSATION !! i was just talking on fb to lane and it just hit me that he could be on a call just to hear me NEGOTIATE or cold call a seller.IF you have 3 way calling .He immediately mentioned the legality of it and said we would need to get the callers permission... soooooo THINKING A LITTLE DIFFERENT I thought we could say lane is my partner and he needs to be involved in all my deals so he is in on the call as a listener!!!.this is not recorded so it really doesnt matter but .......if any student can find a MENTOR or someone to do this with ....i believe it is a GREAT way to learn.
NOW i am not saying this is in replacement of a blog ...because a blog by dean doing this is an AWESOME IDEA LANE !!!! hope it happens

not so motivated seller

We made a few calls and mark k joined me again....congrats mark for listening in again on another interesting call.This one call was not an extremely motivated seller but learned alot about the property and that he was selling because he didn't like the politics in new york.lol we did exhaust all avenues to get the rock bottom price before I did a drive by and learned he would take a little over the assesment.I asked all the mainstream questions that are consistant with all my calls and even threw in a few to get the sellers status of what he owed on the property.ZERO....althoug he didn't sound VERY. VERY motivated.....IT IS. A possibility that his status could change with time!! .very interesting call.

Hope to share many more calls and have more students learn some tips on how to find those MAGIC BUTTONS

Another great call

Like Jay said, I was on another call with him with a not-so-motivated seller (yet).
His reason for selling was because he was fed up with NY politics. I told Jay to give it time, I'm sure the politicos will make him more motivated down the road.
The owner owned the house free and clear. The seller was wishy-washy on his absolute minimum price. First he said he's asking $62,500 then when Jay pressured him on his absolute lowest with a cash purchase he said he'd go no lower than the assessed value ($58k). Then a few minutes later his 'absolute lowest cash price' was $60k. So not too motivated, if at all, right now.

Sounded like a pretty good property. If the owner ends up going down on the price Jay should make out nicely on this one.

Question

Jay, I know when I listened in on a few calls... and from the sounds of it from other calls as well - do you try to negotiate a rock bottom $$ with them before you take the time to drive by the property? I notice that others take different approaches to this, and I can see that it would be a time saver to see wheather or not they are motivated, and wheather you feel that they will be able to come down to a price that will work for you (the Cash Buyer).

What is your take on that part?

Yes, I TRY to get the lowest price possible before I even drive by.From experience making call after calls I have noticed the MOTIVATED sellers will come down considerable just by wording my question different,for example: mr jones , I am a cash buyer and if I came by TODAY and found YOUR house the one I want, would you take $50,000???? ...let's say the asking price is $60,000.........usually if motivated he might say YES or he may say no BUT I would take 52,000.This gives me a STARTING point instead of the 60,000.
Also I clear all the non motivated calls with this strategy ..BUT... if they r NOT motivated TODAY then for sure I leave them my website, email and phone # if possible because peoples needs and wants change daily!! Smiling

hi, im barely new at this i just finisa seminar with deans crew and you know barely starting to see how im going to start if sombody could give a good way or help me like u just help this dg family members i would trully appreciate it, i was trying to do the wholesaling first since i dont have money down, but its been a tough time to find rei clubs and auctions to find investors to sell my properties to if i acquire some.here in san antonio they dnt appear tht many in google. and if somebody could put me in the right track i woul totally appreciate it and we can definetly split the profit if wwe do some business togeter so hopefully somebody would help me at this."sorry if this is to much info. but i dont know how else to put it.

ps. i have wrote all my goals and are big in a wall so i can wake up every day and see'm and everytime i acomplish one i could scratch it off, so hopefully i can herre from somebody thnks again.

I was one of the people that THOUGHT I also didn't have time to do real estate...UNTIL I kept learning from deans blog that I just NEEDED to find the time that I WASTED EVERY DAY .....or hr or minute for that matter.I learned from deans blogs to DOCUMENT what I did EVERY day for a week and I found out there were HRS that I could spend LEARNING real estate!!! I am learning right now just sharing with others what has worked for me.We r fortunate dean shares al his knowledge that he has learned from his own experiences and from others.....so what we learn from our OWN experiences AND others we can share ....and when other students learn ...they share and learn more......WHAT A CONCEPT.

Back to my TIME.....I try to get up and read posts every day and learn SOMETHING EVERY DAY about rei...be it 15 min before work or getting up in the middle of the night because I was dreaming or thinking about a deal or something to share.....or EVERY BREAK I get at work .....on lunch........after work, at night, ....ANY FREE MIN I GET I AM DOING SOMETHING REI.this is the only way I know how to move closer to my goals.before you know it u r crankin deals.
If u have not done a deal yet ......study,study and TAKE ACTION with what u have learned thus far.Alot of students just keep trying to learn and read and study and NEVER APPLYThe basics.

Sit down and WRITE ON PAPER what u did every hr of every day......for a week.....go over it next week with a fine tooth comb and substitute rei for ANYTHING that is not moving u closer to deal# 1 ..excluding family of course.

Just like in building a house .....if u don't study the prints...u wont get far

When u diagnose an automobile electrical problem......if u don't know the wiring diagram....u wont get far

When u want to make your first deal.....if u don't put the TIME in to learn the system ........u wont get far

Followup Call

Jay,
I have a question now on the followup calls. I'd love to get on a call where you have researched a potentional investment, and you calling them back with your purposed price and how you discuss with them the reasons why you are offering them the figure you have come up with.

I will explain this situation but also will get u on a call to hear it live!!
IF I have done one call to the seller and I got them down to THEIR lowest PHONE price...then did my homework on the numbers.....meaning if I was using the buy and hold strategy...I would get all the EXPENSEs info and don't forget to ask about EXEMPTIONS:) .all the comps in that area and find he average Sq ft sold prices.this gives me what this house is really worth just in case I might wholesale instead of buy and hold.
ok im going to buy and hold if I can buy this for the number I am looking for......how do I find this #????
I add ALL THE EXPENSES. And SUBTRACT them from the rental income
Now this may be already rented therefor u have your income already.....
To get my BUY price....I just look in my trusty amortization book or an app I have for my droid phone and play with the mortgage numbers to find what I want for a cashflow.I can do this because I ALREADY know what my interest rate on my line of credit is........
back to your answer on how do I explain or negotiate the offer price???? I just explain to them that I AM A REAL estate investor and I mean no disrespect in offering below your asking price but this is what I can offer and still make a cashflow with my financial situation meaning after all expenses subtracted from the income ,i. Need to buy at this price.Keep in mind I offer lower than I can REALLY pay for it because this gives me the opportunity to get it at a better cashflow price and or I can still come up some.REMEMBER if u don't ask .....u don't receive....also I have heard and I now BELIEVE if u r not embarassed by your offer...u r offering to much......just kidding but I HAVE used this to over come my fear of offering. Low. Try to make it a win/win but you def don't buy if all the numbers don't work for you.

Its ALL about the numbers!! When u start running all the numbers with your expenses and income ...u know if its a great deal or not.the expenses should be for the most part cut and dry But u want to verify if u r buying and hold to rent...again... in relation to taxes just ask if they have an exemption......but insurance, taxes, mainteance should be easy ...u just have to play with the principal and interest # to get your mortgage payment....depends on YOUR SITUATION.
THIS is just one strategy....it depends on what strategy u r going to use....if the seller will let you use creative financing or seller financing and u r going to lease option, land contract. And then SANDWICH lease then I may pay more and or asking price depending on situation.don't worry you will catch on to all this in due time as long as you keep taking action and be DETERMINED to KEEP LEARNING

I'm making notes, appreciate all the info! I am working more towards Wholesaling right now, but will be getting to the Buy/Hold strategy that you currently do. I've been making phone calls, and have yet to find some MOTIVATED sellers that are willing to come down from their asking price. I am also making some bandit signs that will be going out shortly!!

had interesting call !!

With nicole!!! We called on a two bedroom mobile home that she already looked at and she wanted to get it at a certain price. I called the seller as her investing partner to find out he low we were looking at for a price before we could MARKET it to build a buyers list.WE didn't get what nicole was looking for for a price but she is not giving up and will run a ghost ad to build a buyers list for mobile homes.I know she picked up some pointers on this call ...maybe she will share here.

Yes the call was awesome! Even though she didn't accept my offer I feel more confident actually hearing it all go down!! I'm just excited now as I would've been if she would have accepted my offer lol!

So as for the call I just listened in on mute, Jay did all the negotiating, as he said. He really used the information that I gave him to his advantage to give justification of the price he offered. For example, he reiterated the fact that there were repairs at an undetermined amount that needed to be done to justify the low offer. Because it was a mobile home and they loss value we could not determine a price and that was one of the reasons why I was nervous about our offer but he even asked if she knew how to determine that it was worth what she was asking and she told him she couldn't, which let me know she wasn't as motivated to sell as I thought! He offered more and eventually offered the full asking price if she would owner finance. Well, she wasn't really motivated so it didn't really work out but the experience was priceless.

Thanks again Jay and I would love to listen in again and again, the more the better for me! I would love to hear calls to different types of sellers (fsbo's, foreclosures, abandoned homes, etc) but because making low offers is what I worry about I'd love to hear those calls also.

WOW did u miss an AMAZING CALL!!!!

I just missed a call while making ANOTHER call to some sellers in my local free trader.After getting some good MAGIC BUTTONS from one seller.......I then called back the MISSED call!!!!z guess who it was? ??????? A PREVIOS MOTIVATED SELLER!!!! that's right....a previous seller that is VERY MOTIVATED to sell to me NOW.This seller....when I called him back............stated he is not feeling well and WILL ACCEPT MY OFFER .......ON FOUR...YES 4 PROPERTIES for one great price....
So I VERBALLY have an acceptance and will now get my purchase offer to him to sign to LOCK UP these properties... WOW this would have been a great call to be on! !!! The caller told me ALL ABOUT his problems and how ME buying these from him will SAVE him ALOT of headache!!!!.........and I am thinking..this will SAVE ME from working so HARD!!!! so if this happens and I am taking action NOW.......... then it will be deal # ....21..22...23......24
!!!!! Yes...things are taking shape..
sorry I haven't been making calls lately as much but it seems quality is better than quantity this Mnth Smiling
