FINALLY!!!!. deal 20 is locked.I want to stress how important it is to find deals where there is an empty lot or added lot with a sfhome or barn with acreage! This is just ADDED $$$$$ that u can CREATE! !!! .I negotiated a home from a seller on a land contract that was one of my prior deals.I sold the home on a sandwich lease or sub.I only sold the house and garage .
I kept the vacant land next door so I could seperate and sell.I sat on the land for mnths because I was possibly going to put a couple mobile homes on it or build but realized I could put it for sale and snag two birds with one stone . I PUT A FOR SALE BY OWNER SIGN on it and got MANY CALLS ......I also got a call from the buyer ofvthe house that borders it.THEY WANTED IT!!!!
I Said ok but I am keeping the sign up TO BUILD MY BUYERS LIST! !!!.....WELL YESTERSAY I collected 1000 OF THE TWO THOUSAND I get down...plus I collected the first 250 per Mnth. Of the negotiated price of ...........I can't believe this.........9000 sale price........

.....2000 down......250 per Mnth. With 9 % .....9,000 sale price....!!!!!,,,!!!!
This IS AWESOME! !!! I said I would take 6,000 cash or finance it for them for 9,000 and make the payment FIT WHAT THEY COULD AFFORD....
On to deal # 21-30.........YESSSSSSSSSS!!!!!

this can be done over and over and over.

Keep an eye out for extra or large lots that go with the homes u r locking up.sell the home but KEEP THE LOT to sell to ANOTHER buyer !!!
Good luck dgers and MAKE IT HAPPEN .....GET OUT THERE AND DO IT! !!

The deals just keep rolling out for you. And the for sale sign as a buyers list builder, I never thought of that. Not to mention I just had a teleconference last night with the SA about finding buyers. So cool.

that is awesome. i would like to know more about land contracts. i won't sell on land contract, but i may want to buy on land contract. how would i go about finding out more about them? thanks.

Actually it didn't fall in my lap...I CREATED IT! !! and so can anyone!!! This is what its all about...looking for creative ways to add to your already learned systems and strategies.I could have SPLIT this lot in half and sold TWO PARTS and made just a little more but let the owner of the home next door have it so they could have privacy......after all I made good money on the house I sold them so that was the least I could do! !!!!.......win/ win

Yes the for sale sign ......accuulated MANY interested buyers for vacant land and also I mentioned I lease option and land contract many deals so I put at least 8 more potential buyers on my list! !!

thanks linda!! i buy and sell on land contract.It is a great way to rid yourself of all the taxes,maintenance,insurance...and still collect down and mnthly and end profit ....the only drawback is the process if they dont pay but so is all the strategies....some more work than others.Iwould say to learn ....the internet,an attorney...and or other investors.

Great Job Jay:

Been there, done that, twice. I took the second one an additional step. I purchased the house with an extra lot and split it off when I sold the house. Like you I held onto the lot with a FSBO sign on it. I received an offer of $12,500 -- $3000 down/financed the remainder of $9500 at 7% with $250 per month payments until paid. The extra step I took is when I sold the note to a third party for $7500 after collecting 4 monthly payments. Sure I gave up $1000 plus intrest but I got paid a lump sum.

Sorry man I don't know enough about you, but are you still working a job? It sounds like you are about to the point to where you could do this full-time. You're doing a wonderful job of being creative and making your own way. Millions are on the way, isn't that exciting to think about!

Yeah I am still working full time.will be awhile before I do it full time.Insurance for the family is very important and gets even more important as you get older.honestly the more deals I do and learn I COULD make even more $$$$ if I did it full time but im by no means near that yet.....it will come!!!! Yes it is exciting to know being a real estate Millionaire is not a matter of IF but WHEN.!!!!
