Wants to give me the house but it has to be moved....NEED HELP WORKING DEAL!!

This guy called from my bandit signs and says he has a house that he wants to GIVE AWAY just because he needs it moved in order to put a mobile home on the property. Its a 2/1, here in Louisiana, he said he's giving it away because it needs some repairs (floors, busted windows, etc...I will get more info on repairs when we meet).

As everyone knows I am working on trying to get my first deal and seems like this could be it (don't wanna get my hope up) but I need help with this. We are scheduled to meet for me to take a look at the home tomorrow morning. I'm real anxious and unsure where to go from here....HELP!! lol

New Jersey Investors

I'm still trying to close my first deal. I have properties in New Jersey that have plenty of room for profit I just need buyers to birddog for or assign to. If anyone could help I would appreciate it.

Hey Nicole,

there is quite a lot of work that goes into moving a home, but it can be worth it if the home has some value AND you have a place to move it to. Once you decide that you think it has some worth (not all homes do) you must figure out where you want to move it to. Then you have to contact a "Home Mover" and they will come out and give you a quote. At that point you will have to figure out if the home has a value higher than the move plus repairs plus utility hookups plus the land you are putting it on. So, if you get the home for FREE, and it costs you $6,000 to move it down the street to property you buy for $5,000 and the repairs are $14,000 and the hookups are $3,000; then you need to make sure that the home is worth more than $28,000 if you are moving into it or more than $28,000 plus your expected return on investment if you are wholesaling or flipping.

Also, since you have some experience with Katrina and Rita, check out the house for water damage first as the entire home may not even be worth FREE.

i would get on the phone now and call 2-3 movers and get just a ballpark figure and maybe try to line up a BUYER ...BEFORE you go look at it.I know your buyer will have to look at it but you can get the ball rolling now....heck i would post an ad on craigslist NOW saying..

CALL NOW IF YOU HAVE YOUR MOVERS LICENSE OR WANT THIS DEAL BEFORE ITS GONE !!

a good way to start a buyers list now.

then u can explain the situation when they email or call.maybe u sell it ...maybe not ...but you r TAKING ACTION NOW

Bill is right on the money as usual- this is a big task, but can be done. You really have to run the numbers here.

Also, if the lot you're planning to move the house to does not have water,elec, and sewer- ADD those expenses.

Jay also hits a point of (if you're not keeping it for yourself) lock it up, run ads for a quick $$$$

Just make sure

that if you put it under contract, even to flip it, you are prepared to move it yourself if no one steps forward. Why? Because it will be your house and all expenses forward will have to be borne by you.

update and pics added

ok so the seller when cold on me but I met him yesterday at the property I attached pics above in the original post. the realtor we have suggested asking the owner to allow us 60 days to remove it, allowing us to tear it down on site, if needed, and possibly selling the materials piece by piece to who ever was interested. I really am unsure what to do with it in this condition. advice is welcomed!
