Negotiating a 5000 down payment ....400 per mnth at 8% int and still going backand corn on the total sale price.........I want to make this work for them as they have been in it for a few yrs and renting ...also done all the repairs themselves....didn't want to BOTHER THE OLD LANDLORD.......WOW..... hope I can make THEM AN OWNER!!!!

Still yet to talk to other renters to try and swing a win/ win here also but that's what we learned to do!!!!!! Got to get over there and make something happen BEFORE the closing so $$$$$ can be made BEFORE I BUY!!!

PA SIGNED and we r on our way to complete the 4 deal buy...as i said i already6 stopped and talked to the renter on one of the homes and she is lining up her down payment and i need to get over to the other house renter to see what we can cook up and or create for a deal BEFORE CLOSING .Cant wait to get this 1=4 in the books.
got a text today from realtor that another GREAT deal that is locked up in limbo is getting the lein release on monday and we r getting somewhere on this one too !!!!!!
