$2200 in 28 Day's Again!

Much to say here, but I will keep it brief after initially posting the details and losing it all during the preview.

Received a phone call from a motivated seller on Jul 21st who found my website that was paying a mortgage on a vacant house for her sister who is in a nursing home.

The ARV is around $100K with 20K in repairs.

Due to the caller's busy travel schedule we wound up meeting the first time around the end of July. I made an initial verbal offer of around $35K that was rejected. I then left an offer on a sticky note for $46,500. She decided she wanted to entertain other offers that were coming in. Well I received a call a wk or so later stating that she would accept my offer of $46,500 which included a nice pool table.

Didn't like the offer price I made but I wanted to tie up the deal. I marketed the property for $55K with no calls what so ever for about 3 wks. No one would touch my offer. I encouraged the seller to give me a couple more weeks which she agreed. I believed I had the property priced right but got different figures from several agents that suggested that my price was either just right or way too high. I began to believe I probably wouldn't pull this one off after 3 wks of marketing. It wasn't until I read a comment from a DG member who stated, "If we can't get the deals done, we might need to get a Day Job". A Day Job? That ain't happening for me! "Never tell me what I can't do"! It was on!

I remembered an agent/investor who owned a local "We Buy Ugly Houses" franchise that I met a couple of years ago. He didn't like my price but informed me that he knew an out of town investor who would pay a bit more than he would for the property.

Well in closing, I got a call from We Buy Ugly Houses on Sat, Sep 17th and we contracted for $49,000 on Sep 18th with a schedule closing for 21 Sep.

Deal done in about 28 days which is the exact amount of day's it took to complete my last deal on May 6th.

By the way I got the owner to accept $45K to put $2,200 in my pocket and $1,800 in the agent/investor's pocket.

Seller Was Actually Mad Because the Closing was Moved Up!

Closing rescheduled from Friday to Tuesday and the sister selling was not happy with that at all.

Way to stick with it and see the deal through. That's what I call using your resources.

It is hard to believe someone not being happy with $7K?! The comment you made of "you can't always get what you want" immediately brought to mind the rest of the verse from the old Rolling Stones song of the same title. And just to finish this up "But if you try sometimes, you get what you need".

Final Report A Good One!

Hey guy's this deal had been bugging me some terrible all day even after cashing my check. I still believe that "No Deal is A Good Deal" if all are not happy with the deal.

I prayed about the situation this morning asking God to give all involved a Peace that Surpasses all Understanding and he did just that.

Just before bible study tonight I called the seller to see if all was well and to apologize if I had done anything wrong. All was well to my surprise!

She was so apologetic for her actions on last evening. She had just had one heck of a day with many things hitting her at once.

I tell you that does my heart proud. She even want's me to find her a condo in the very near future.

That's why it's very important that we be professional at all times.

I should have remembered Dean's comment to be calm and polite with people like that. He says that you don't know if a person like that has just had the whole world come down on them and they can't deal with the stress at that time. I'm glad you were able to work everything out. That follow-up call was a good idea too! Most other investors wouldn't do that. I'm gonna keep that in mind. Keep at it Rodney, you will have people flocking to your door because you make positive things happen.

If you are hunting with your bird dog then you you need a license. In Illinois, our attorney says we can't officially bird dog. But there are ways to be rewarded by your buyers. Do a search on the DG site for bird dogging and try to find information specific to your state.
