Received a phone call from a motivated seller on Jul 21st who found my website that was paying a mortgage on a vacant house for her sister who is in a nursing home.
The ARV is around $100K with 20K in repairs.
Due to the caller's busy travel schedule we wound up meeting the first time around the end of July. I made an initial verbal offer of around $35K that was rejected. I then left an offer on a sticky note for $46,500. She decided she wanted to entertain other offers that were coming in. Well I received a call a wk or so later stating that she would accept my offer of $46,500 which included a nice pool table.
Didn't like the offer price I made but I wanted to tie up the deal. I marketed the property for $55K with no calls what so ever for about 3 wks. No one would touch my offer. I encouraged the seller to give me a couple more weeks which she agreed. I believed I had the property priced right but got different figures from several agents that suggested that my price was either just right or way too high. I began to believe I probably wouldn't pull this one off after 3 wks of marketing. It wasn't until I read a comment from a DG member who stated, "If we can't get the deals done, we might need to get a Day Job". A Day Job? That ain't happening for me! "Never tell me what I can't do"! It was on!
I remembered an agent/investor who owned a local "We Buy Ugly Houses" franchise that I met a couple of years ago. He didn't like my price but informed me that he knew an out of town investor who would pay a bit more than he would for the property.
Well in closing, I got a call from We Buy Ugly Houses on Sat, Sep 17th and we contracted for $49,000 on Sep 18th with a schedule closing for 21 Sep.
Deal done in about 28 days which is the exact amount of day's it took to complete my last deal on May 6th.
By the way I got the owner to accept $45K to put $2,200 in my pocket and $1,800 in the agent/investor's pocket.

With the deal I'm closing on I received a pool table that has to be an antique.
It was so heavy due to the 9 Foot piece of Granite used to support the table we had to disassemble the table in 3 sections just to remove it from the house.
It took 4 of us just to get each of the 3 pieces up and out of the house and down the stairs once I got it home.
Now I don't know much about pool tables but my daughter researched it on google and it go's for about $10K.
Perhaps I should have left my love for the table in the closet and sold this bad boy on Ebay.

Buyer absolutely had to close today.
Title company had to meet seller at home to get doc's signed.
Can you believe the seller was not happy walking away with $7K after paying closing cost, the $34K note balance ruffly, I didn't know the final payoff to the T, and a small lien that was placed on the house generated from home services provided that her sister never told her about and my fee of course.
Mind you, no one wanted to pay more than $35K for the house. This buyer paid $49K.
Not sure what went wrong but I was up front and honest about everything. Never talked to her about closing cost. Didn't think I needed too.
The house and money wasn't even her's, but her sister's who's in a nursing home.
Nevertheless, it just put a damper on what I thought was a blessing for everyone involved considering the condition of the house and the tough market we are in.
I just feel like we as a people need to be grateful for what we get these day's as so many are losing in a huge way.
There's no way we can alway's get everything we want. And we certainly can't please everyone at no time, no matter what.
I still believe, "One percent of something is better than 100 percent of nothing", especially in today's world.
