I remember my first deal.. wow seems like yesterday. I was scared too but I was determined to just do it afraid! Id fear was gonna get in my way it was coming with me...lol

The enemy of fear is knowledge, knowledge always overcomes fear! The more you know the more courage you have to press on. So NEVER stop learning and you will do well.

jay, yes yes YES haha what a feeling. just can't describe it til u been there i guess. all i know is suddenly the phone's ringing off the hook and i'm thinking i don't know what i just started but i'm going for the ride.

You've pointed out some very important factors:

listen to sellers; all anyone really wants is respect and by listening to her problems (even if she fell off the train track a little), you won her over with your time and patience;

always bring cameras to your sites and take lots of detailed pics, including contact info/signs. Its easy to get confused over various property features and sometimes you can remember a room in your head, but its actually another property, so cameras are so valuable;

this is not a race; be thorough in your research and look deep before you leap; and (most importantly?)

its fun and extremely addictive investing in real estate!

Congratulations on your first deal. I'm hoping to get mine very soon. I've had a few fall through, but I'm not worried about it. I learned a lot from them and even developed a bigger buyer list because of it.

Hey Rob, Congrats on your first deal. Dude, it's very inspiring. I'm new too, have been reading books, watching videos, talking to success academy, reading, reading, reading, learning but can't seem to start doing... and it's my 3rd year that i'm just "LEARNING" and haven't done much...(got a few buyers though, and an agent) I hate that about me, some people don't know much and they're doing it, they learn as they do it, they fail but they're still doing it and they succeed. Not me...it seems that I gotta learn everything, all the ins and outs all the right ways of doing it etc. and then do it. i know it's wrong and not gonna get me anywhere but i'm scared like crazy... this is probably funny but i'm afraid of talking to people, i'm afraid of failing (which is probably normal) afraid of people saying no, of what people are gonna think about me and saying about me. dude, you inspired me to go and do it scared, lol like Carol said: fake it till u make it., i love it. you mentioned that it was a FSBO, how did you find it? did you just drove by and saw a sign for sale by owner or they contacted you through your bandit signs? do you use bandit signs, have you had any success with them? cuz i'm gonna put some bandit signs out this week hopefully and since my city doesn't allow bandit signs i gotta find a way around it. any ideas?

jay, great attitude. you'll always learn, sometimes more by failing or not having things go through.
artem, do it scared man. i often wonder what i was so scared about. i started reading back through my journal (no longer scared to succeed rob clays' journal) and found a post from matt larson who said " i realized i was more scared of staying the same ". i'd forgotten about that post, but it hit me the second time i read it.
as far as the fsbo i just drove by and saw it, but i also do bandit signs.
i put mine out on the weekends only. i decided to let them stay up on a monday to catch the work traffic and the state had taken up 35 bandits before rush hour.

i was striving to get another deal done before the end of the year, but got bogged down on a rehab. still that's a nice problem to have. we can overcome those obstacles too. keep moving forward, rob
