First Deal Done.....FINALLY :-)

hello everyone, just thought i'd try to kill two birds with one stone so to speak.
i finally completed my first deal yesterday and as i was feeling all good inside and tickled with myself i started thinking, why didn't i listen to carol stinson when she visited my journal (no longer scared to succeed) and welcomed me.
at this time i was just starting out and my journal name was (tired of being scared to succeed).
she saw that title and jumped right on it. after she welcomed me to the site she said the best advise i can give you is "do it scared"!
i'm still wondering why it took my thick head this long to get out of the way of itself, but i can tell you now the first deal you do may not be the home run(and probably better if it wasn't), but the satisfaction and feeling of accomplishent you get should be experienced by everyone.

That said, maybe we can get together and help each other feel what i just felt yesterday. a forum where not only newbies like me can get a pick me up, but where others can come and get a recharge if you need it.

congratulations! i'm a newbie still trying to get my first deal. i made to offers that didn't go anywhere. have 2 more to make tomorrow. hopefully, i'll get my first before end of year..which is my short-term goal.

i am scared as well...i think all newbies are. but, i'm gonna go with it and get scared some more, ha!

I'm in the process of putting two properties under contact within the next 24 hours, and I'm amped up also. My goal was three bye the first of the year, I can see the light at the end of the tunnnel. Now to get them sold to cash buyers and closed.....Action+Knowledge=Success....Smiling Oh yeah I'm still looking for that third one and maybe forth or who knows, just keep going after it til you get there, you will know when it you get there.

Congrats on your first deal. Make sure you don't forget about WHY you started investing in real state. I'm assuming you got started so you can earn some extra $$$. So make sure you run your numbers, do some marketing, make offers, keep pushing forward and repeat. Don't take any breaks, END 2011 with a BANG!!! Congrats again Rob!!!

No worries......everyone has to grow at their own pace. We all have to run our own race. Some of us have some (more) 'junk' (as I like to call it) to get through and/or get over than others. As you realize AFTER getting the fist one done.....it does hit you: "the why the heck did I make such a big deal about" That was easy! LOL.
Main point is that you stuck with it! You made it happen. You learned tons in the process and will learn something daily and with every deal.
Keep making it happen!
Learn from the obstacles and challenges, push through them and don't for get to celebrate your accomplishments and victories!

How about all the exact details of the acquisition of the property and how you executed your exit strategy.

This is how you can truly help other investors that have not done a deal and maybe some veterans. I always like to read how a deal was done. How the money was made. Closing etc.

okay let's see details
found a fsbo got the # the first day the sign went up(first positive), but i was working so i thought i'd call later(1st mistake) lost the #(2nd mistake)went back to get # and it had washed off the sign. took address to court house and it was same address but noone living there.
went home and tore truck and home apart looking for # w/no success.
two days later it dawned on me that i'd made a committment to whenever i can also take a picture of property and sign. looked through my phone and DDUUUHHHH, there it was (is that second positive?).
called the # and met with the daughter and mother who owned the home but had moved in with her daughter and son in law.
i could pat myself on the back all day, but they were the right people at the right time.
what i learned was that i really didn't do much except listen to the daughter.
she had alot on her. she was dealing with the cards that were dealt her, but she really needed a break. after hearing everything else she was dealing with i told her God won't give you more than you can handle, but if you let me take this home over i promise this worry will end and i will assume all responsibilities for it.
i got a lease option for 500. per month for a year w/option to renew. rents in this area for a 3/2 go for 1200.-1500. i have two buyers fighting over this deal, but i have to look at it's a better home than i have and 600. per month cheaper so i haven't decided whether to take a quick 10-15k or make my first deal my home. either way it sure was nice to get the keys and take up their sign.

what i learned:
keep your mouth shut and ears open
by helping others you help yourself(a very good but hard feeling to describe)
ask for a deal that'll help you and the seller
i need to be better organized
thank God for cameras lol
be a problem solver and money will come
man this stuff is way easier and more fun than the work that i do
and finally don't wait "DO IT SCARED"

sorry i didn't disclose. the answer is not even a dime.
i met with them at a realtor friends office who is also a notary we signed the papers i handed them a post dated check for 1,000. (500.first and 500.security)
my term starts 1/1/12,but they gave me the keys to start freshening up the place and to be moved in or have someone move in by 1/1/12. i did disclose that i'm a private re investor and explained my rights regarding and or assigns.

A lot of what you said sounds like fate or serendipity working in your favor (the phone # washing off the sign, but you found it later anyways, etc.), maybe things were meant to work out the way they did to help you get away from your own fear.

I think I wrote the book on "being in my own way." If I told you how long I'd been learning REI without trying it (the answer's on my profile), you'd probably get sick or angry. I guess I just wanted to know everything about everything before trying anything... Which is a terrific way to waste your life, believe me LOL.

I'm just now giving myself a break and realizing that constant lifelong learning is a necessity, not an obstacle. Doing it scared and expecting a base hit (instead of a home run) will always be better for you than "benching yourself" for years like I had been. People like you with stories like this are why I'm bringing everything together now, so I can attack my RE market starting 2012. Thanks again for telling us about your 1st deal! Laughing out loud

This is absolutely phenomenal, great job Rob! Smiling I too am still a newbie investor myself. In fact, even though I've been a part of the game and this website for a little over two years now, I still haven't completed my first deal yet. HOWEVER....I not only KNOW this is my time, but I have a really strong feeling that I will make this happen and have my first deal under my belt soon. I'm already ahead of the game in the fact that I not only have a Real Estate agent who is willing to work with me, but also gave me access to the MLS! And right now the approach that I'm doing is Bird Dogging, and I'm working with an investor who is using the Mortgage Assignments technique. So what I'm basically doing is cold calling agents to pre-screen their sellers and see if they're motivated enough to let my guy either help them with their payments and sell to him what they owe on the property, or basically selling it to him for FMV if they have high equity. So far its been a lot of "passes", but...I'm still staying positive and keeping my faith strong as I know eventually one agent will want to "play". And I know from there my reward will be well worth it and I will finally have my first deal completed myself! Smiling

Again, congratulations on making your first deal happen! I bet the sigh of relief came into play and you really felt like ANYTHING is possible once you achieved your success. I think I will try to do that approach that you did as well once I get into the Success Academy. I definitely agree with you on all the things you've learned, especially "keep your mouth closed and your ears open" and "Do it scared". Thanks so much Rob for sharing your success story and hopefully we can intereact in the future about some deal making, as well as motivating each other along the way. God Bless!
