Does anyone have experience with the program: "rsmeans.com's - Cost Works"? They advertise you can tell it where you are in the country and it will adjust the labor and material costs accordingly. I am wondering how accurate this is. If anyone has used it I'd like your opinion.

Actually I am interested in any guidance on estimating rehab costs. If anyone has experience with the product in my above post OR any other program, book, or just any good rules of thumb that they have found to be accurate I would love to know about it.

I have used RS Means to prepare estimates for projects, and then compared to what contractor bid for jobs.
It is pretty good. Very detailed.
Here's a link to how much some big ticket items cost, that may give you an idea when estimating repairs when you do a walkthrough.

I haven't heard of rsmeans, but I thank you for sharing them. I have usually taken my contractor with me to the house and he gives me a ballpark figure and later follos up with a detailed contract itemizing all the work. Of course it helps that we have a long term relationship and the trust is there.

I'd be happy to get one of the three (construction items)! I'm dealing with a rehab out of state, and it is not cheap, he is already a month behind, and from the photos he sent me, the work doesn't look very good... so with that said... I'll take one-please!!!
RS Means- you can buy the manual; they update them every year, and the prices quoted are by area; they list every possible item you can think of by measurement (i.e linear ft, sq.ft, etc. etc.) or unit, so depending on the size of your project, you can calculate your cost.
I'm not talking about the online referral to contractor; this is a manual you can buy... I used it many times for (work) projects.
As you say, this is for those who do not have a handyman on their team, and are trying to get a rough estimate for the rehab required for a wholesale. It can be used as the basis for an investor to create a spreadsheet and use it over and over...

it is frustrating! Wish you lived in OH!! I would take done right too; I am pretty patient, I don't mind when contractor says there are things he missed and I have to pay more... but when they don't know how to manage the money you give them upfront, and they use it to go on vacation and then don't have enough to finish the job, and therefore start doing other small jobs and putting yours in the backburner...and the few things that they get done are done half_ _ _ ! then I do lose my patience! argh!
...and I am about to pick up that jackhammer...
Needless to say... I am looking for another contractor (notice I didn't say 'handyman')

i wachted a searies of videos an utube on re teacher and invester and he broke it down to the simplest form he said between $15and $25 a square foot take the middle one $20 i watched several homes he did this on and it came out almost to the t hope this helps i know it did me

Sorry I haven't been on here in a while. I was pretty ill for a few days, but I normally try to drop by here once a day.
Anyway I appreciate all your input and I did buy the RS Means book. I do need it for determining my offer price and my prospectus to buyers as I'm only wholesaling, no rehabbing. I don't want to bother contractors for estimates on everything I put an offer on. I will check out those sites you guys recommended as well.
